Facility Management:
- Maintain the cleanliness and appearance of the property, including regular inspections, ensuring all areas are free of debris, and landscaping is well-kept.
- Oversee the maintenance and repair of the facility, including HVAC systems, security systems, and other infrastructure, coordinating with contractors and vendors as necessary to address any issues promptly.
- Ensure that all safety and security protocols are strictly followed, regularly testing and monitoring alarm systems, cameras, and access controls.
Tenant Relations:
- Provide exceptional customer service, promptly responding to tenant inquiries, concerns, and requests, ensuring a positive experience for all renters.
- Manage the leasing process, including showing units to prospective tenants, processing rental applications, and executing lease agreements.
- Regularly communicate with tenants regarding policies, procedures, and any updates or changes to their rental agreements.
Financial Management:
- Collect and process rent payments in a timely manner, ensuring all funds are deposited and recorded accurately.
- Prepare and manage the facility’s budget, including tracking income and expenses, paying bills, and ensuring all financial obligations are met on time.
- Oversee accounts receivable and payable, working closely with the accounting team to maintain accurate financial records.
Employee and Contractor Oversight:
- Supervise and train on-site staff, ensuring all team members are well-equipped to perform their duties efficiently and effectively.
- Schedule and oversee contractors for any required maintenance, repairs, or improvements, ensuring work is completed to the highest standard.
- Conduct regular performance reviews and provide ongoing feedback and support to staff members.
Marketing and Occupancy:
- Implement and manage marketing strategies to attract new tenants and maintain high occupancy rates, including online listings, local advertising, and community outreach.
- Monitor market trends and adjust pricing or promotional offers to remain competitive within the local storage market.
- Develop and maintain relationships with local businesses, real estate agents, and community organizations to drive referrals and enhance the facility’s visibility.
Operational Excellence:
- Develop and enforce operational policies and procedures to ensure consistency, efficiency, and compliance with company standards.
- Conduct regular audits of the property and its operations to identify areas for improvement and implement corrective actions as needed.
- Stay up-to-date with industry best practices and local regulations, ensuring the facility remains compliant and operates at peak efficiency.
Problem Resolution:
- Address any issues or emergencies that arise, including after-hours situations, ensuring a swift and effective resolution.
- Handle tenant disputes or concerns with professionalism and fairness, maintaining a positive relationship with all tenants.
- Proactively identify potential problems and implement preventative measures to avoid disruptions to operations.
Qualifications:
- Proven experience as a Property Manager or in a similar managerial role, preferably within the self-storage or real estate industry.
- Strong leadership and interpersonal skills, with the ability to effectively manage a team and build positive relationships with tenants.
- Excellent organizational and multitasking abilities, capable of managing multiple priorities in a fast-paced environment.
- Proficiency in property management software and Microsoft Office Suite.
- Strong financial acumen, with experience in budgeting, financial reporting, and managing accounts receivable/payable.
- High level of integrity and professionalism, with a commitment to maintaining the highest standards of customer service.
- Knowledge of local laws and regulations related to property management is a plus.
- Spanish proficiency is a plus.
