BASIC FUNCTION: The Porter reports directly to the Property Manager. The porter is primarily responsible for maintaining their property to look its very best at all times. They are to complete all workload in a timely manner and with true quality. They are responsible for all trash removal and general cleanliness to the property manager’s approval. They are also responsible for ensuring that quality work is performed.
DAILY:
- Empty trash cans in the office – clubhouse, pool area, common area restrooms
- Clean common areas (fitness room, community room, first floor lounge area, package room) in the building as needed; sweeping, dusting, mopping, etc.
- Walk entire grounds (pick up trash, pool area, models, office)
- Ensure entrances are free of clutter, trash, and swept/mopped
- Retrieve trash bins from each area
- Check and run trash compactor several times a day (if applicable)
- Water flowers (Spring and Summer)
- Maintain elevator floors and interiors
- Clock in and out (verify time worked daily, notify manager of overtime)
- Check Email (when clocking in and when clocking out)
WEEKLY:
- Maintains inventory of cleaning supplies
- Stocks common area bathrooms
- Sweeps entrance steps
- Walks grounds and picks up pet waste
- Walk mail room area
- Thoroughly wipe down and clean pet station area
- Pulls weeds (Spring and Summer)
- Cleans Pool if applicable
- Clean water fountains if applicable
BI-WEEKLY:
- Walks stairwells and cleans as necessary
- Wipe down handrails
- Clean stairwell glass
MONTHLY:
- Clean and sweep parking lot areas
BI-ANNUALY:
- Cleaning stairwells
- Deep cleaning the trash bins
- Power wash garages as needed
- Other duties, as assigned
