Job Description:

The Maintenance Specialist is responsible for maintaining the facilities and grounds of the Catawba Indian Nation. The goal is that every site is well maintained and presentable to guests at all times. The Specialist also works to provide a safe and appropriate work environment for both adults and children at every site. The current facilities managed by this department include the Longhouse, Public Works, Cultural Center, Safe House, and 4 Childcare buildings. 3 additional buildings currently under construction will be added to the department in the next year.

This position reports to the Director of Construction & Facility Management and is responsible to the CIN Employee Policies & Procedures Manual.

ESSENTIAL DUTIES AND RESPONSIBILITIES include, but are not limited to the following:

Perform routine building maintenance and/or repair

  • HVAC and mechanical related systems
  • Toilets, sinks and related plumbing
  • Lights, receptacles and related electrical
  • Windows, doors and locks
  • Interior/exterior patching and painting
  • Roofs and gutters; cleaning, protection and removal of debris
  • Driveway, walkways and paths
  • Special projects

Coordinate work with outside contractors

  • Repairs and maintenance as applicable to above
  • Pest control
  • Fire extinguishers
  • Elevator
  • Cleaning contract
  • Grounds Maintenance contract
  • Other as requested

Perform grounds maintenance (as needed)

  • Mow, rake, prune, water and sweep
  • Sweep and spray down administration building parking lot, walks, etc.

Manage garbage and recycling

  • Empty and maintain outside garbage and recycling containers
  • Maintain and keep clean garbage/recycling areas
  • Coordinate with waste disposal company regarding missed and/or extra required service
  • Manage metal recycling
  • Assist staff with extraordinary disposal and recycling needs

Other

  • Assist with event and special meeting set-up, tear down and clean-up
  • Vehicles; check and fill fluids, preventive maintenance not major repairs
  • Respond to emergencies such as fallen tree limbs, plumbing leaks, power outages, fire alarms
  • Relate all facility and safety issues
  • Communicate with main office as emergency or high priority issues arise
  • Respond to other related and appropriate tasks as requested
  • Organize and maintain in good order building and grounds maintenance shop and service areas
  • Attend buildings & grounds, facilities and/or staff related meetings as requested
  • Attend trainings as needed
  • Other duties as assigned

COMPETENCIES & BEHAVIORS

  • Knowledge and experience in the standard building trades of carpentry, mechanical, electrical and plumbing
  • Be proactive and take initiative in recognizing and attending to maintenance issues
  • Ability to organize and prioritize workload to meet the demands and overall goals of the CIN
  • Demonstrated eagerness to acquire new skills and knowledge relevant to the role and the industry.
  • Willingness to work with others and learn from colleagues with varying expertise.
  • Ability to understand and carry out oral and written instructions.
  • Communicate effectively and work cooperatively with all members of the staff
  • Maintains a professional, courteous, knowledgeable, and helpful attitude with the Residents, community members, vendors, and fellow employees.
  • Be prompt in arrival and achieve regular attendance at work with a willingness to coordinate time off schedule.
  • Have the ability to lift 70 pounds and work outdoors for extended periods of time.

MINIMUM REQUIREMENTS

  • High School Diploma or GED.
  • Must be at least 18 years old, have a valid driver license and clear driving record
  • Minimum of 2 years maintenance experience
  • Must be willing to obtain additional certificates as needed.
  • Must possess a valid State Drivers License and appropriate endorsement for all vehicles required operating in the performance of duties and be insurable under the Tribes insurance policy carrier.
  • Must possess and demonstrate the competencies as listed above.

DESIRABLE QUALIFICATIONS, KNOWLEDGE SKILLS AND ABILITIES

  • Vocational school, preferred
  • HVAC, plumbing, electrical and heavy equipment experience, preferred
  • CDL Licenses and heavy equipment certification, preferred

PHYSICAL REQUIREMENTS

  • While performing the duties of this job, the employee is regularly required to use hands for various market tasks, reach with hands and arms, bend, and stand for extended periods.
  • The employee is regularly required to walk, lift, kneel, crouch, and have the ability to lift 70 pounds and work outdoors for extended periods of time.
  • Ability to lift heavy objects into and out of trucks, or other carriers.
