Superintendent Job description
ESSENTIAL FUNCTIONS / MAJOR RESPONSIBILITIES OF SUPERINTENDENT:
- Schedule subcontractors, consultants, and vendors on the critical path to ensure completion on time and in budget.
- Perform quality control duties and responsibilities regarding the work being performed.
- Communicate with project team regarding RFI’s, Potential CO’s, and Material submittals.
- Ensure that subcontractor is fully executing and complying with his contracted scope of work.
- Identify subcontractor non-compliance with safety, health, and environmental quality standards and create plan to correct.
- Identify conflicts in construction progress and communicate them to the project team and operations team for resolution.
- Maintain daily log (written) of activities on the job site.
- Ensure subcontractor has corrected all deficiencies identified by the project team.
- Walk all units on the project daily to monitor activities and assist in future planning.
- Preside over weekly subcontractor meetings designed to coordinate the work.
- Issue notices of non-compliance to subcontractors in regard to the quality of work or scheduling.
- Ensure that the job site is always kept in a clean and organized manner.
- Perform job progress and completion punch list identification and completion.

EDUCATION AND/OR EXPERIENCE:
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to write and explain necessary reports.
- Have or ability to obtain military base access.
- Ability to speak effectively before groups of customers, subcontractors and employees of the organization.
- Experience in general contracting and OSHA certification is preferred.
PHYSICAL DEMANDS:
- The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
- The employee is occasionally required to sit; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift and/or move up to 15 pounds and occasionally lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
