CCI is a nationwide full-service real estate platform focused on acquisition, asset management, property management and development. Our current property portfolio consists of around 8,000 apartments and townhomes, with a focus on providing affordable housing for seniors and persons with disabilities. We also own and manage a diverse and growing portfolio of other real estate assets covering traditional multifamily rentals, office and light industrial uses. CCI employs around 400 Teammates in 30 states across the country – and we’re growing!

About you:

As a multi-site Property Manager at CCI, you will provide leadership and management to multiple on-site Teammates, and you will be personally responsible for achieving excellence in all aspects of operational performance at your assigned properties. You are a confident and capable people manager. You’re well versed in juggling multiple competing priorities and able to react and recalibrate quickly without missing a beat as situations evolve. You are passionate about property management and driven by a desire to achieve the optimal results when it comes to occupancy, resident satisfaction, compliance with HUD, state and local program requirements, safety and building upkeep and financial performance. You are a fast learner and an excellent teacher, able to quickly grasp new concepts and re-package them in ways your Teammates can absorb, embrace, and adopt. You are comfortable with ambiguity and confident in making decisions, even with incomplete or imperfect information. You are an excellent communicator, able to interact with confidence and poise with internal and external stakeholders at all levels.

 

Key Responsibilities: As a Multi-Site Property Manager, you will assume a highly hands-on role. You will oversee two or more closely related properties, ensuring their financial health, operational efficiency, and delivery of services to residents. This role demands a multifaceted skill set, requiring you to be both a critical thinker and an adaptable problem-solver. You will provide direct leadership to on-site property team(s), ensuring the properties perform to expectations with the resources and support available. This role includes conducting regular property management tasks.

 

  • Leadership and Management: Build and lead high-performing property teams. Foster a positive work environment aligned with CCI company values. This includes:
    • Lead by example, prioritizing CCI's goals and values, including integrity and excellence.
    • Strengthen relationships with team members and other stakeholders to bolster CCI's reputation.
    • Foster a culture of accountability and ownership.
    • Manage recruitment, training, and support to maximize team potential at multiple sites.
    • Handle confidential information responsibly. 
    • Utilize CCI's resources to set clear standards and assess performance regularly. 
    • Discuss performance with direct reports and address any shortcomings or accomplishments.

 

  • Recruitment: Lead and oversee the full recruitment cycle for property positions. This includes:
    • Managing job postings promptly. 
    • Interviewing and selecting new hires for open roles with a high degree of urgency. 
    • Collaborating with HR and the Regional Manager
    • Set and/or follow CCI's onboarding process to ensure a positive employee experience from day one.
    • Proactively work to offboard outgoing employees to ensure final pay and other requirements are met. 

 

  • Property Performance: Ensure peak performance at multiple properties by maintaining full occupancy, satisfying residents and teammates, collecting and posting rents promptly, complying with regulations, ensuring safety and cleanliness, and adhering to budgets. This includes:
    • Advertise and market vacant units in compliance with HUD/Fair Housing guidelines and the Affirmative Fair Housing Marketing Plan (AFHMP).
    • Post ads online and distribute flyers locally. 
    • Answer phones and emails, tour apartments with potential residents.  
    • Process applications and perform qualification interviews.
    • Maintain a current and active Waiting List with Prospects. 
    • Collecting rents/processing payment, following up on past due balances. 
    • Filing legal action, as required, coordinating with the Regional Manager.
    • Sending rent increases in accordance with CCI's policies and local regulations. 
    • Reviewing property expenses and revenue in line with the budget(s). Explaining variances to the Regional Manager. 
    • Creating Purchase Orders, gathering, entering, and approving invoices. 
    • Enter work orders and follow up on their completion. 
    • Conduct regular property and unit inspections. 
    • Coordinate work order completion with residents, contractors, and CCI teammates. 
    • Manage vendor contracts for services including trash removal, landscaping, security, and maintenance.

 

  • Customer Service & Service Standards: Provide excellence customer service, take personal responsibility for communication, ensuring quality and timeliness. This includes:
    • Meet with residents
    • Investigate and resolve complaints and legal matters promptly, updating senior management. 
    • Receive, review, and process all 504 accommodation requests promptly according to CCI's policies. 
    • Create and publish a monthly newsletter. 
    • Host resident meetings or events, generally monthly.
    • Be available onsite during office hours. 
    • Respond promptly to all resident communication. 

 

  • Program Compliance: Ensure compliance with diverse program requirements, including Affordable housing standards like HAP Contracts/Section 8 and LIHTC program regulations, alongside HUD inspection criteria such as REAC/NSPIRE guidelines. This includes:
    • Coordinate with Compliance for certifications and file review. 
    • Lead MOR and REAC inspections. Preparing in advance and following CCI's protocols. 
    • Liaise with the local housing authority, fire or other local departments. 
    • Address lender inspections and refinance prerequisites. 
    • Stay informed about relevant Federal, State, and local laws and regulations, including potential rent control measures on market rate units.

 

  • Workplace Safety: Ensure all maintenance activities comply with local building codes, safety regulations, and fair housing laws. This includes:
    • Promptly address any safety issues. 
    • Ensure all teammates complete monthly Safety Training. 
    • Lead teammates to maintain a safe work environment for staff and residents by enforcing company safety protocols and procedures. 
    • Implement and oversee company approved safety and emergency equipment.

 

Skills & Experience:

5 years’ experience managing people

3 years’ experience in Property Management or related real estate discipline

3 years’ experience with standard real estate software (Yardi, Microsoft Office 365 preferred)

Experience with affordable housing programs (Project-based Section 8, Section 202, LIHTC) preferred but not required.

Bachelor’s degree or equivalent professional experience

Industry certification such as CPM, CAM, or similar preferred

Physical Demands:

Mostly sedentary at an office desk, but with periods of standing, walking, lifting, balancing, stopping, reaching, etc. Ability to lift up to 30 pounds.

 

Travel: UP to 10% as needed to visit different areas throughout the region for escalated or urgent issues.

Visual: frequent use of computer monitors, phone, and tablet.
