As an Area Manager at CCI, you will oversee a team of Property Managers and their direct reports as well as a portfolio of properties within a particular market or urban area. This role requires a high level of on-site presence (>60%) at the sites in the assigned area portfolio.

What will you be doing?
- Leadership and Management: Lead and manage a team assigned to your property portfolio, with indirect responsibility for on-site personnel. Lead by example, demonstrate commitment to CCI's goals and uphold integrity, communication, and excellence. Build strong relationships with internal and external stakeholders. Foster a culture of responsibility, recruit, train, and manage staff, ensuring alignment with overall property strategy.
- Portfolio Performance: Ensure peak performance for every property in your portfolio, defined by achieving optimal balance in occupancy, resident and staff satisfaction, legal compliance, resident living conditions, and financial returns. Utilize CCI's policies and systems to establish and inspect standards for on-site teams. Engage in regular discussions with direct reports to set expectations and provide coaching. Present portfolio performance to the executive team and develop recovery plans for underperforming assets.
- Customer Service & Service Standards: Set clear customer service expectations and personally oversee efficient and timely communication with residents, staff, and stakeholders. Ensure team members adhere to expected quality and timeliness in customer interactions. Address and provide timely updates on complaints, grievances, legal claims, and regulatory actions to senior management.
- Budgeting & Financial Management: Ensure positive cash flow for all properties in your portfolio by managing annual operating and capital expenditure budgets effectively. Maximize revenue through occupancy management, timely rent increases, and collaboration with Asset Management. Optimize operating efficiency through expense management, contract negotiation, and vendor oversight. Plan and budget for capital improvements, working with Accounting and Asset Management. Coach on-site teams to understand and execute operations in line with the budget.
- Program Compliance: Collaborate with the Compliance Department, National Maintenance, and Accounting to ensure compliance with federal, state, local, and lender requirements for all properties in your portfolio. This includes Affordable housing compliance programs, HUD inspection requirements, lender inspections, and adherence to applicable laws and regulations.

Additionally, we'd like to hear from you if you have:
- 3 years’ experience managing people, preferably a remote or hybrid team
- 3 years’ experience in Property Management or related real estate discipline
- 2 years’ experience with standard real estate software (Yardi, Microsoft Office 365 preferred)
- 2 years’ experience with affordable housing programs (Project-based Section 8, Section 202, LIHTC preferred)
- Bachelor’s degree or equivalent professional experience
- Industry certification such as CPM, CAM, or similar preferred
Salary : $84,750 - $141,250
