About You
As a Maintenance Supervisor for multiple high-rise buildings, you will be personally responsible for the maintenance and repair of all buildings, grounds, equipment, systems, facilities and amenities at the communities you’re assigned to. Working under the direction of the Regional/Area Manager, you will provide technical expertise, scheduling/direction, instruction and mentorship to one or more on-site maintenance Teammates. You will also personally carry out planned and preventative maintenance preserving the structural integrity of the building, and its equipment, systems and facilities.
You are a confident and capable technical expert in apartment maintenance and have strong people skills, working well with a variety of Teammates and stakeholders. You’re well versed in juggling multiple competing priorities and able to react and recalibrate quickly without missing a beat as situations evolve. You are passionate about property management and driven by a desire to achieve the optimal results when it comes to occupancy, resident satisfaction, compliance with HUD, state and local program requirements, safety and building upkeep and financial performance. You are a fast learner and an excellent teacher, able to quickly grasp new concepts and re-package that learning in ways that your Teammates are able to absorb, embrace and adopt. You are comfortable with ambiguity and confident in making decisions, even with incomplete or imperfect information. You are an excellent communicator, able to interact with confidence and poise with internal and external stakeholders at all levels.
Key Responsibilities
Oversee and ensure maintenance and repair of all equipment, buildings and grounds of the
facilities as scheduled, to preserve structural integrity, the safety and wellbeing of our residents, and maintain overall curb appeal.
Leadership And Mentorship
High-rise buildings present several unique challenges not found in traditional low-rise buildings, including complex evacuation strategies, fire systems, multi-floor HVAC systems, complex mechanical equipment like elevators, water pumps, and electrical components.
Work collaboratively with your Property Managers, our in-house Compliance Department, and National Maintenance to ensure your property is in compliance with all applicable Federal, State, local and lender requirements, including but not limited to:
5 years’ experience in Property maintenance (including HVAC, electrical, and plumbing proficiency)
1 years’ experience managing people
1 years’ experience with standard real estate software (Yardi, Microsoft Office 365 preferred)
Experience with affordable housing programs (Project-based Section 8, Section 202, LIHTC) preferred but not required
High School Diploma or equivalent experience
Industry certification such as HVAC, CAMT, CMRP, PMP (or similar) from EPA, BOMA, MHCM, or PMI preferred

- Foster a culture of personal responsibility and ownership within property maintenance, where every Teammate understands how their role supports our overall strategy for the property and achievement of our specific performance goals.
- As a key member of your property team, you will help attract, onboard, train, coach, challenge, and support the maintenance team to achieve their full potential.
- Ensure that your property achieves peak maintenance performance, which we define as 1) fast unit turns, 2) satisfied residents, 3) quality and timely completion of all work orders and planned/preventative maintenance, 4) compliance with all applicable laws, programs and regulations and associated inspection standards, 5) safe, clean and comfortable homes for our residents, 6) adherence to established property budgets.
- Leverage CCI’s policies, procedures and systems to establish clear and achievable standards of excellence for your Teammates, and regularly inspect performance against those standards.
- Manage buildings and project contractors and vendors; including working to 1) create Scopes of Work for bid proposals, 2) ensure all vendor work is done to specifications, 3) ensure vendor and service contracts are completed and meet the needs of the property, 4) manage building vendors (like Landscapers, Cleaners, mechanical services, etc.) to upkeep the grounds, property, and systems, and 5) r eview buildings’ maintenance programs, schedules, and service agreements to ensure long-term building performance.
- Apply general knowledge of maintenance, carpentry, HVAC, heating, electrical, plumbing, refrigeration, welding, painting, security and sprinkler systems, fire alarms, masonry work and other related skills required to perform maintenance, preventative maintenance and/or repairs.
- Daily inspection of grounds, parking lots and all common areas.
- Maintain inventory lists for all maintenance supplies. Ensure that the buildings are stocked with frequently used items.

- HVAC: maintain and troubleshoot complex HVAC systems.
- Plumbing: ensure consistent water pressure across floors, maintain complex drainage systems
- Inspections: implement regular inspections of crucial components like elevators, structural integrity, fire-prevention systems, and emergency egress routes to help ensure the long-term functionality and safety of high-rise buildings.
- Electrical: maintain high-voltage and domestic electrical equipment.
- Fire Safety: maintain and troubleshoot complex fire/safety systems; manage associated service contracts.
- Elevator and Mechanical: maintain, repair, and inspect elevators, pumps, boilers or other mechanical equipment; manage any associated service contracts.
- Communicate any health and/or safety concerns/violations, and/or any unusual or hazardous situations immediately to management, taking immediate steps to resolve or mitigate risk wherever possible.
- Respond to emergency situations, making thoughtful and well- informed decisions to protect our residents and assets.
- Ensure all Vendors and Teammates use appropriate safety equipment while working at CCI buildings.
- Follow job-related safety regulations as prescribed by training guidelines.
- Comply with the requirements of the Afterhours Call Handling Protocol should you choose to respond to emergency calls and other requests for assistance outside of your regular shift.
- Take personal responsibility for clear, efficient and timely communication with residents, vendors, other Teammates, and co-workers in other departments.
- Ensure all maintenance complaints, grievances, legal claims, Federal, State & Local Notices and enforcement actions are immediately addressed and share progress against such required actions through timely and detailed updates to senior management.
- Work with Regional/Area Manager and Property Managers to manage all R&M expenses within budget and identify opportunities for cost savings or other efficiencies that improve property operating performance while maintaining the property appropriately.
- Work with your Regional/Area Manager and Property Managers to identify capital improvement needs at your property and plan for those requirements in advance of each annual budget cycle, collaborating closely with your Regional Manager and Regional Maintenance Manager to obtain bids and research options for most effectively addressing property needs.
Work collaboratively with your Property Managers, our in-house Compliance Department, and National Maintenance to ensure your property is in compliance with all applicable Federal, State, local and lender requirements, including but not limited to:
- HUD inspection requirements (e.g. REAC/NSPIRE)
- State agency (LIHTC) and lender inspections & refinance requirements (e.g. Property Capital Needs Assessment work)
- Embrace the company’s use of Technology by optimizing the use of Yardi Maintenance Mobile
- Utilize company-provided IT equipment for keeping track of daily hours, track assets, order supplies, complete inspections and work orders.
- Apply property construction and maintenance techniques and ability to use power and hand tools to perform repairs/maintenance/renovation.
- Perform any other related duties as assigned.
