Position Summary:
The St. Vincent Apartments Property Manager ensures that the property operations are within and remain within compliance with the standards and expectations of Catholic Charities of Southern Nevada (CCSN). Completes all reasonable work-related directives given by the Assistant Director of Residential Services. Responsible for ensuring the completion of daily operations, staff activities, and facilities of the St. Vincent Apartments to ensure optimal appearance and function.
Essential Responsibilities:
Financial
- Rent collection which includes complete and accurate documentation according to CCSN policy.
- Achieve and maintain a 97% occupancy for the apartment complex.
- Remain within the annual budget by monitoring expenses without compromising safety or quality.
- File all State, County, and any local judicial actions for violations of the tenant lease.
- Familiar with LIHTC and HUD rental policies and compliance requirements.
- Complete all reporting requirements with updated information.
- Maintain accurate rental logs
- Complete and maintain fair housing certification
Property Standards
- Follow all regulatory compliance requirements, including file compliance and re-certifications passing all internal and external audits.
- Regular accurate documentation of tenant interactions and conversations
- Ensure property remains clean, safe, and secured for tenants and staff at all times; delegate the creation of maintenance and housekeeping tickets to the Property Coordinator to input and schedule.
- Conduct unit inspections for lease adherence.
- Adhere to the preventative maintenance schedule for the property and champion cost-effective measures for ongoing operations.
- Ensure all staff maintains and completes all necessary certification
Work Environment
- Manage day-to-day staff following CCSN standards and procedures for employees.
- Evaluate, train, coach, and mentor full-time staff to ensure all operations are conducted according to CCSN policy.
- Continue ongoing communication of property status through reporting and meetings with staff and leadership.
- Address resident and staff concerns promptly.
- Follow and enforce all fair housing and tenant laws and regulations.
- Protect all confidential information, agency property, and electronic data. Comply with safety rules.
- All other duties and responsibilities as directed by Senior Management.
Knowledge, Skills, and Abilities:
- Relate well to people from diverse backgrounds.
- Comprehend and communicate in the English language both orally and in writing.
- Interpret and understand financial information generated from property management software reports.
- Work in a collaborative manner and a team environment.
- Proficiency with Microsoft Office including but not limited to MS Word, MS Excel, MS Access.
- Proficiency with Property Management Software.
- Define and solve problems.
- Prioritize work and meet necessary deadlines.
- Knowledge of all Agency policies, including safety.
Qualifications:
- Associates Degree or equivalent relevant experience.
- Minimum two (2) years of housing or property management experience, including HUD, Low-Income Tax Credits, Rural Housing, and Tax-Exempt Bond properties.
- Working knowledge of applicable local and federal housing laws, including Fair Housing and Landlord and Tenant laws.
- Minimum of two (2) years of supervisory experience managing a team.
- Flexible schedule to work after hours and weekends, as necessary.
Physical Requirements:
- Ability to regularly use office equipment, including computer, printer, copy, and fax machines.
- Ability to continuously sit and/or stand. Ability to walk regularly throughout the facility and campus. Ability to climb stairs as needed.
- Ability to regularly lift up to 25 pounds. Ability to occasionally lift to 75 pounds. May sometimes push/pull carts up to 100 pounds.
- Ability to work in environmental factors, including extreme heat and cold, dirt or dust.
