Summary
We are seeking an experienced and highly organized Property Manager to oversee a portfolio of scattered-site residential rental units in the Brownsville and Harlingen areas. The ideal candidate will be responsible for the daily operations, tenant relations, leasing, rent collection, maintenance coordination, and financial performance of multiple properties. This role requires strong communication skills, attention to detail, and the ability to manage multiple locations efficiently.
Duties and Responsibilities
Property Operations & Maintenance
- Oversee the management of residential rental units across multiple locations.
- Manage all aspects of the day-to-day operations, as it relates to greeting and welcoming prospective residents; create a comfortable and welcoming environment for guests and residents; greet guests and residents in a professional manner at all times
- Follow the eligibility process to secure lease agreements for qualified applicants; submit all applications with the required documentation in a timely manner.
- Ensure all properties are well-maintained, safe, and compliant with local housing regulations.
- Coordinate and oversee maintenance requests, repairs, and regular property inspections. Work closely with vendors and contractors to ensure timely and cost-effective repairs.
- Implement preventative maintenance schedules.
Leasing & Tenant Relations
- Market and advertise available units to maximize occupancy rates.
- Show properties to prospective tenants and process lease applications.
- Conduct tenant screening, including background and credit checks.
- Prepare and execute lease agreements in compliance with company policies.
- Handle tenant inquiries, complaints, and conflict resolution professionally.
Financial Management
- Collect rent, deposits, and provide receipt upon requests; maintain current and accurate record keeping of all rent and deposits in accordance to company guidelines
- Enforce lease terms, including handling late payments and evictions when necessary.
- Monitor property budgets, control expenses, and ensure profitability.
- Assist with setting rental rates based on market analysis.
- Maintain financial records, reports, and ensure timely invoicing/payments to vendors.
Compliance & Risk Management
- Ensure properties adhere to local, state, and federal housing regulations.
- Organize, file, and maintain proper documentation, lease agreements, tenant files, reports in accordance with program and company policies.
- Address any legal issues related to tenant disputes, evictions, or property concerns.
- Stay up to date with fair housing laws and industry’s best practices.
- Perform other duties as assigned to support company operations and property management goals.
- Carry out additional duties as assigned
Required Qualifications, Skills and Experience
- Associate or bachelor’s degree in property management, business, real estate, or closely related field preferred (or equivalent experience).
- 1 year property management experience, preferably with scattered-site residential rentals.
- Effective verbal and written communication skills with the ability to build rapport with prospects and residents.
- Strong people and interpersonal skills with the ability to interact and work with diverse and multi-cultural people and cross-functional teams
- Pays very close attention to detail
- Strong organizational and time management skills with the ability to complete tasks and job duties in a timely manner
- Proficient in Microsoft Office (Word, Excel, and Outlook) with the ability to prepare reports, spreadsheets or other needed documents
