What You Will Do (Essential Functions)

  • Clean and maintain the common areas and grounds, including trash pickup and regular sweeping.
  • Clean and sweep landings, laundry rooms, and storage areas on a routine schedule.
  • Maintain and clean the pool area and restrooms.
  • Perform daily checks on outside lighting.
  • Assist in leaf removal and snow removal as needed (prioritizing snow removal over regular hours).
  • Repair sprinklers as assigned.
  • Assist with general repairs, including carpentry work, painting, plumbing, and minor A/C and electrical repairs.
  • Assist in moving appliances, including using an appliance dolly.
  • Replace doorknobs and deadbolt locks.
  • Maintain a clean and organized maintenance shop.
  • Adhere to company safety policies and OSHA standards for safe job performance.
  • Interact courteously and professionally with residents, prospective tenants, co-workers, and vendors.
  • Ensure punctuality, regular attendance, and reliability in work hours.
  • Assist in readying vacant units for new occupants.
  • Help in removing garbage, furniture, or large items from unoccupied apartments as directed.

  • Problem Solving: Identify and report maintenance issues, damages, or policy violations.
  • Technical Skills: Possess basic skills in various maintenance and repair tasks.
  • Teamwork: Collaborate effectively with the maintenance team and other staff members.
  • Customer Service: Provide friendly and professional assistance to residents and tenants.
  • Safety Awareness: Adhere to safety policies and OSHA standards for job performance.
  • Drive golf carts and 4-wheelers.

The Job Details

Job Type: Full-time, 8-hour shift

Schedule: 8am to 5pm. Days off are Wednesday and Thursday

Starting Salary: $16.45, plus a $1,000 housing allowance

Experience:

  • Maintenance: 1 year (Preferred)

Work Environment

  • Maintenance Assistants work both indoors and outdoors, depending on the specific tasks and maintenance needs.

License/Certification:

  • Driver's License

PHYSICAL DEMANDS

  • Ability to lift, carry, and move heavy objects and equipment with assistance.
  • Capability to work in various weather conditions, including snow removal when necessary.
  • Physical stamina to perform manual labor, including cleaning, groundskeeping, and maintenance tasks.
  • Ability to use chemicals, paint, and cleaning supplies safely.
  • Continual standing and walking during the shift.
  • Continual climbing, balancing, kneeling, and crouching during shift.
  • Continual reaching with hands/fingers/arms during shift
  • Repetitive motion daily
  • Must be able to occasionally lift over 50 pounds.
  • May encounter toxic chemicals, i.e. paint, glue, caulking, and cleaning supplies.
  • Candidates must be able to comfortably ascend and descend stairs as part of daily tasks and emergency procedures.
