SUMMARY :
Performs a range of routine maintenance and repair work as a skilled mechanic in support of
facility related operations on and around the Fujitsu campus. Qualified candidates should be a
trade school graduate in building automation systems / HVAC with a GED or High School
Diploma, preferably 10-20 plus years of experience in the industrial / commercial maintenance
field, the ability to read blueprints and schematics, and have other general mechanical and
electrical work experience. Candidates should also have a high aptitude for HVAC
troubleshooting and good preventive maintenance scheduling skills.
Duties include maintaining chilled water rooftop air handlers and associated digital and pneumatic
controlled forced air systems. This includes monitoring and maintaining all heating, ventilation
and air conditioning (HVAC) equipment, performing repairs, and general and preventive
maintenance on large capacity centrifugal chillers, pumps, refrigeration systems, and
electrical / mechanical controls. Job requires general knowledge of mechanical services
distribution systems related to compressed air, nitrogen, steam, hot water production, and
condensate, operating and maintaining the boiler / chiller / electrical systems; including operating
and maintaining steam distribution system, monitoring condensate line chemical feeds, general
knowledge in adjusting and conditioning boiler feedwater makeup, and boiler PM scheduling.
RESPONSIBILITIES : (Having knowledge of these systems are a plus)
Use manual or automated controls (Johnson Controls Metasys / Trane Tracer) to place in
or out of service all auxiliary equipment in proper sequence to start or shutdown
equipment;
Properly record daily plant operational metrics such as hourly readings on chillers,
boilers, cooling towers, motors, gauges, indicators, thermometers, etc., on plant log
sheets or online database;
Maintain HVAC, boilers and machinery (e.g. electrical system, mechanical valves, heat
exchangers, pumps, etc.) for the purpose of ensuring equipment is in safe and efficient
operating condition;
Performs skilled pipe and steam fitting duties for the purpose of maintaining boiler
heating and humidification systems;
Maintain chilled water rooftop air handlers and associated digital and pneumatic
controlled forced air systems (VAVs, FMBs, FCUs);
Maintain campus general building exhaust systems and Manufacturing Floor exhaust
systems;
Provide analytic / diagnostic services and / or use higher level technical skills which
noticeably affect work results, specifically as it relates to HVAC and Electrical PM.
Analyze system or component failures and recommend proper corrective actions;
Operate, control, and adjust manual and automatic controls on individual boiler
control boards to increase or decrease feed water to boilers for the maintenance of
proper and safe water levels in boiler drums;
Place boilers in and out of service as instructed or as necessary by malfunctioning
equipment and / or fluctuating humidity or heating requirements;
Responsible for both natural gas fired and steam fired hot water production and
equipment maintenance;
Maintain sufficient repair parts inventory for long lead items;
Fill out paperwork including but not limited to in-house work orders (Facilities Service
Requests), inventory, and preventive maintenance forms;
Review design documents and evaluate compliance to standards and specifications.
Conduct job-site inspections to determine compliance to standards and codes and
conduct training sessions for other personnel in any HVAC related topic; perform on the
job task organization including task organization, safety and quality control;
Overall responsibility for the maintenance and repair of building system infrastructure,
including upkeep of buildings, grounds, equipment and central plant mechanical and
electrical systems. Supports crew leads to troubleshoot equipment and helps with startup
and trouble alarms;
Executes all assigned maintenance work, including preventive maintenance, routine
maintenance, and urgent work assignments. Work will include periodic assistance with
outdoor cooling tower repair and maintenance, electrical or general mechanical repairs,
carpentry work, welding, and facilities’ equipment repairs;
May be responsible for assigned project work within the implementation of capital
projects. Listed duties are not intended to be an exhaustive list of all responsibilities

May be responsible for identifying problem areas on all roofs and air handlers related to
rainwater leaks and other weathering;
Performs miscellaneous job-related duties as assigned;
Responsible for company tools and equipment;
ISO 14001 compliance in conjunction with the plant Environmental Engineer as directed;
Responsible for ensuring daily compliance with all plant, Corporate, OSHA, EPA, safety,
and health policies;
May be called upon to act as a first responder in facilities emergencies;
Occasional overtime is required. Good mannerly customer service skills required;

Physical requirements for all maintenance positions :
Heavy, exertion and physical work for extended time periods including heavy lifting,
pushing, or pulling required of objects up to 50 pounds or more over long distances.
Climbing tall, steep ladders and mechanical staircases while carrying heavy tools and
equipment.
Walking long distances carrying tools for long periods up to a full shift, and pushing carts,
such as while mowing, operating an edger, operating a backpack blower, delivering
equipment, and other tasks as assigned.
Must have a full range of normal body motion and movement in order to be able to
access building equipment and services in locations that are very difficult to access.
Spaces, such as crawl spaces, manholes, rooftops, mechanical rooms, and plumbing
chases. Access to these spaces will require bending, kneeling, climbing, stooping,
stretching, twisting, running, lifting, hammering, crawling, dragging, pulling, pushing,
rolling, and other strenuous activities in small spaces.
Must be able to work strenuously in difficult and extreme temperature conditions for
extended periods of time, such as the boiler room, outdoors in direct sunlight in ambient
temperatures of 105 degrees F, unloading freight trucks with interior temperatures of
approx. 130 degrees F, de-icing crew duty with temperatures of approx. 10 degrees F,
and working outdoors in the rain.
Must be able to work in areas with unpleasant odors, such as grease trap odors, and
sewage odors.
Must be able to work in areas that are continuously wet, and the individual will get we
while servicing, such as plumbing repairs, sprinkle repairs and setup.
Must be able to work with up to 30 lbs of tools and equipment with arms extended over
head for long periods of time. In such activities as installing conduit, pulling wire,
changing ballasts, and drilling overhead.
Must be able to see well enough to read small gauges and small font schematics in dimly
light areas and when partially obscured by dirt and debris and be able read the same
type of information in full sunlight.
Must be able to hear well enough to understand emergency verbal communications, hear
warning bells, whistles and sirens in noisy environments like mechanical rooms.
Must be able to hear well enough to respond to noisy bearings, squeaky belts, and to be
able to tell if equipment is operating or not.
Must be able to talk well enough and loud enough to communicate emergency
information. Such as gauge readings, “Fire”, “Help”, “Over Here”.
Work environment may involve potential exposure to dangerous materials and situations
that require following extensive safety precautions and may include the use of protective
equipment and / or respirators. Must be in good physical condition in order to become
respirator certified to utilize respirators.
Must be readily and safely able to fit into and through a 20-inch diameter manhole, and a
20-inch square mechanical hatch.
While carrying 50 lbs of tools, parts, equipment and / or safety equipment, individual must
be able to safely utilize ladders, personnel lifts, stairways, fall protection equipment, and
other types of equipment that have a maximum total weight capacity of 300 lbs.
