POSITION/PURPOSE:
The Vice President of Investments is responsible for execution of sourcing and closing asset acquisitions to maximize the overall Company Portfolio value.
Principal Job Activities
- Sources acquisition and investment opportunities that fit the Company’s investment criteria leveraging broker relationships and professional network.
- Leads the underwriting process, managing the analytical team and working with subject matter experts from the platform (leasing, PM, etc.) to develop investment’s business plan and argus model for value creation.
- Manages the acquisition process from contact through contract working in partnership with Company’s Chief Legal Officer, Chief Financial Officer and President
- Transitions the property post-closing to Asset Management for execution but remains involved to ensure the business plan is executed as planned
- Manages preparation of investment memos including providing various investment approaches/ scenarios and sensitivity analysis as appropriate.
- Responsible for the presentation of investment memo and associated recommendations to the Investment Committee members.
- Strong knowledge of governing documents – partnership agreements, loans, complex joint venture agreements, leases at property, and approved budgets
- Day-to-day management of Investment Analysts
- Close or supervise closing of ongoing transactions at asset (sales, leases, loan revisions
- Works with brokers to obtain BOVs and subsequently works with ownership on all dispositions.
- Must have and maintain relationships with real estate brokers in both investment sales and capital markets in order to have current market knowledge
REQUIREMENTS:
- Bachelor’s Degree in Real Estate, Finance, or a related field of study from an accredited institution
- Seven to ten years of experience in real estate investments and / or Asset Management
- Strong organizational and interpersonal skills
- The ability to meet deadlines, accomplish work in order of priority; professionally maintain composure & effectiveness under pressure and changing conditions
- Self-motivation with leadership and collaboration skills
- Detail oriented, logical, and methodical approach to problem solving
- Exceptional written and verbal communication
- 25-50% travel as needed
- Position is located in Dallas, TX
- Member of the Leadership Team (Department Heads)
- Non-Voting Member of the Investment Committee
