Job Title: Preventative Maintenance Technician

Job Summary:
The Preventative Maintenance Technician will perform preventative maintenance, clean up, and maintain convenience store properties, gas station properties, car wash properties, and other commercial properties. Some general property repair work may also be required. Some tasks are performed on site every visit, while other tasks are performed less frequently, or as-needed. The Properties are collectively located in a six-county region in Western Pennsylvania and travel to all six counties may be required.
Key Responsibilities:
· Replace water filters as needed
· Replace fuel filters as needed
· Replace fuel hoses, swivels, and dispenser handles as needed
· Replace HVAC filters as needed.
· Clean Grab-N-Go coolers, shop vac underneath on each visit.
· Clean all refrigeration coils and equipment on each visit
· Clean AC coils on each visit
· Grease fittings at car washes as needed
· Inspect car wash equipment and lines for breaks.
· Paint property areas such as bollards and islands, and paint minor touch ups.
· Paint concrete bollards as needed.
· Paint fuel lids as needed.
· Pressure wash parking lots and buildings as needed, at least once per year.
· Leaf blow parking lots while on site to clear dirt and debris.
· Clean store front windows on each visit.
· Inspect property interior and exterior for pests, reset traps as needed
· Clean gutters several times per year.
· Perform basic preventative maintenance on coffee, slush, and beverage machines.
· Handle multiple work order assignments in an orderly fashion.
· Provide reports of property and equipment malfunctions to superiors.
· Ability to perform basic concrete, drywall, and door repairs a plus.
· Ability to perform basic HVAC, plumbing, electrical system repairs a plus.
Qualifications:
· Proven hands-on work experience in a related or similar position.
· Basic HVAC knowledge
· Basic plumbing knowledge
· Basic electrical system knowledge
· Experience using hand and electrical tools
· Excellent communication and organizational skills
· Experience in cloud based, mobile software applications preferred
· High school diploma or equivalent
· Must possess clean driving record and valid driver’s license.
· No formal licenses or certifications required
