DESCRIPTION:
POSITION SUMMARY:
This position is responsible for performing a variety of specialized, journey-level facility maintenance, repair and construction activities.
Supervision
This position has no supervisory responsibilities.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
This job description reflects management’s assignment of essential functions; it does not prescribe or restrict the tasks that may be assigned.
Performs inspections, preventative maintenance, and repairs on mechanical, electrical, HVAC, plumbing, lighting, carpentry, structural, and security systems.
Performs a variety of skilled and semi-skilled building maintenance and repair tasks.
Performs basic carpentry tasks that require both rough carpentry and finish work, such as repairing sheetrock, building walls, installing shelves and cabinets, hanging doors and installing counters.
Performs basic electrical tasks such as installing or replacing outlets, light ballasts, light fixtures, electrical switches and pulling wire.
Performs basic plumbing work such as clearing drains, replacing faucets and valves, installing sinks and repairing leaks.
Performs basic HVAC maintenance and repair functions such as programming thermostats, lubing motors, replacing belts and filters.
Prepares work reports, maintenance schedules, and inventory reports and maintains related records, to include inventory control, building and site plan files, and building system service records. Documents status of facility repair and construction projects and reports status to Facilities Maintenance Lead.
Coordinates repairs as needed with vendors/contractors, to include developing scopes, obtaining estimates and/or bids, scheduling inspections and accepting contracted maintenance and repair work. Oversees construction and repair projects for District facilities.
Assists the Facilities Maintenance Lead in the development and implementation of preventative maintenance plans and special maintenance projects.
Assists with the development of budget estimates and specifications for larger, more complex projects. Obtains bids from vendors for materials, equipment and services.
Inspects, maintains and repairs assigned equipment, instruments, and small tools for proper operating condition. Maintains supply inventory.
Designs and installs building-related systems, including energy efficient improvements and electronic monitoring systems.
Ensures District buildings are in compliance with applicable codes by taking appropriate maintenance action to maintain building safety and efficiency.
Responds to non-routine situations such as fire system sprinkler failures, facility alarms, and power outages.
Performs other duties of a similar nature or level.
Maintains reasonable, predictable and regular attendance during the standard work week.

Education and/or Experience
Preferred
High School Diploma (or GED); and
Specialty training and/or completion of a related vocational/technical program in the building trades; and
Three (3) - four (4) years of experience in building maintenance and repair
Required
High School Diploma (or GED); and
Four (4) years of experience in building maintenance and repair
OR
An equivalent combination of education and experience that would likely provide the required knowledge, skills and abilities.
Certificates, Licenses and Registrations
Valid Washington State driver’s license in good standing
Knowledge, Skills and Abilities
Knowledge of:
- preventative maintenance and record keeping
- parts and supplies availability, quality and pricing
- machines and tools, including their designs, uses, repair, and maintenance
- materials, methods, and the tools involved in the construction or repair of buildings or other structures
- raw materials, production processes, quality control, costs, and other techniques for maximizing the effective manufacture and distribution of goods

Skilled in:
- performing routine maintenance on buildings, equipment and determining when and what kind of maintenance is needed
- performing a full range of skilled and semi-skilled facilities maintenance work
- assessing and prioritizing multiple tasks, projects and demands
- reading, understanding and interpreting building plan drawings, sketches, diagrams and schematics
- determining causes of operating errors and deciding what to do about it
- using logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions, or approaches to problems
- identifying complex problems and reviewing related information to develop and evaluate options and implement solutions
- installing equipment, machines, wiring, or programs to meet specifications
- conducting tests and inspections of products, services, or processes to evaluate quality or performance
- establishing and maintaining effective working relations with the general public, co- workers and outside agencies
Ability to:
- identify and diagnose mechanical problems/defects and recognize potential mechanical/system failures
- perform electrical, mechanical, plumbing and maintenance duties
- read, research and follow technical manuals, blueprints and drawings
- utilize computerized systems including District e-mail system; basic word processing programs; maintenance management, security, centralized HVAC and energy management programs
- Learn computer systems for HVAC and maintenance management, and diagnostic software systems for District facilities
- carry out assignments independently and with self-motivation, under limited supervision
- Perform simple addition, subtraction, multiplication and division with quantitative methods applicable to a facilities maintenance environment.

Work is performed both indoors and outdoors in all weather conditions and on irregular terrain. The work may be in a high-risk environment including electrical voltage, extreme temperatures and heights, operation of power equipment and motorized vehicles and exposure to noise, vibration and airborne particles.
