Position Overview
The role of Project Manager (PM) at Centrex is a professional who leads and oversees a construction project from start to finish. This role requires excellent communication and interpersonal skills. In this role, a PM will work with Engineers, Architects, Subcontractors, and Clients to develop a plan, create a project timeline, develop a budget, distribute resources, and ensure adherence to the project timeline. This role requires close coordination with field Superintendents who lead the day-to-day operations on site. This coordination is to ensure all projects remain on schedule within budget and that ultimately the clients have a positive construction experience. This position requires thorough and complete knowledge of each project. The Project Manager is the point of contact for all Clients, subcontract negotiations, invoicing, and scheduling issues for the assigned projects.
Primary Responsibilities:
- Ultimate responsibility for the success of the assigned project(s)
- In-depth knowledge of Centrex project management Sage 300 CRE and Procore systems and flow.
- In-depth knowledge of contract documents
- Ensure that the contract documents are complete and buildable
- Work with estimator during bids:
- Help generate sub coverage
- Understand Division 1 requirements and contract expectations
- Review subcontractor bids for missing/incomplete scopes prior to submission of bid.
- Finalize buyout
- Write proposals and change orders
- Ensure that the Client contract is acceptable to Centrex leadership prior to signing
- Oversee RBH (red book handoff)/project setup and final buyout. Amend execution plan for project as needed
- Communication with the assigned Superintendent
- Generate master schedule for assigned project(s) with Superintendent
- Review for accuracy, feasibility, and adherence to contract parameters
- Win subcontractor/supplier buy-in and make their scope schedule contractual
- Deliver hard copy to Sr. Project Accountant (SPA)
- Define client project meeting intervals (unless already defined in contract docs)
- Responsible for contract negotiations with subs
- Review and monitor circulation of all subcontracts, POs, and submittals by Project Engineer
- Ensure all that are approved and are filed within Procore/Sage Timberline
- Final approval of subcontracts and POs and tracking of in Procore/Sage Timberline
- Ongoing coordination with SPA and Project Engineer
- Responsibility for cost control
- Preparing monthly forecasts
- Contract buyout/commitments
- Change management/issue management
- Invoice coding and approval/payment to subs
- Progress/final billings to Client
- Responsible for the Submittal and RFI process (definition, circulation, and communication of responses to the Superintendent)
- Assign data entry to the respective Project Engineer
- Monitor/support Superintendent in master schedule adherence
- Review 6-week look-ahead every week
- Review inspection (special and municipal) status/implications with Superintendent weekly
- Conduct project meetings and maintain the minutes
- File minutes with Project Engineer
- Collect O&M documentation for Clients
- Review and sort for PE collation and final compilation
- Produce O&M’s electronically/printed as best as possible (based on Client’s requested method)
- Review and distribute to client per contract documents
- Set-up client punch list walk-thru between Superintendent and Client
- Work with Superintendent to ensure timely completion of punch list items
- Responsible for client perception of project overall
- Coverage plan and success in key employee absence
- Vacation coverage
- Sick day coverage

Qualifications:
- Familiar with current building codes and standards
- Highly organized and motivated

Project Manager 20/80 Agreement and Accountabilities
Client
- Keeping the client aligned with project progress – Weekly.
- Ensuring the client experience is positive – Weekly.
- Guide efficient OAC meetings that show advocacy and proactivity to meet client goals – Monthly/Bi-Monthly.
Project
- Ensure gross martin (GM) targets are maintained or grown throughout the lifecycle of the project (Phase 2 and Phase 3) – ongoing/monthly accurate, complete, transparent, and thoughtful forecasts – Monthly.
- Create accurate ARs that align with project strategies and Client facing and CFO cashflows - Monthly.
- Ensure the project master schedule is aligned with 6-week look ahead schedules – Weekly.
- Projects must be completed on time and in accordance with contract documents.
- Maintain the Centrex in-person project team coordination, QA, QC, and Safety that drive the above results – Weekly.
Internal
- Communicate like Air Traffic Control (your life depends on it) – Weekly.
- Ensure (feedback/repeat) that the message you intend to convey, is understood by the recipient.
- If you need help or further resources, develop a thought case for the request and present it to the Director of Operations.
