What are the responsibilities and job description for the Title Insurance Escrow Processor position at Centurion Land Title, Inc.?
Centurion Land Title is a growing Title and Escrow company offering tri state (Indiana, Michigan & Kentucky) closing services through our 5 Indiana locations. The ideal candidate for our Escrow Processor position posses a desire to work in a fast-paced, customer-centric environment, attention to detail and an ability to handle several ongoing tasks. The position requires a professional appearance and positive attitude. Experience in the Real Estate Industry or other comparable professional industry is preferred.
Summary:
Miscellaneous Administrative duties to assist the office as well but not limited to the following,
Works as a next step in the Escrow/Title Closing Process after Title Production and typing. Proactively obtains all information required to clear title including payoffs, judgements, utilities, etc. Asks for missing information and coordinates the transaction to prepare the Escrow Officer for a successful for closing. Ensures all items are clearly marked and instructions are passed on so we so we are in a position to close the transaction whenever the clients are ready.
Responsibilities:
- Prior to the distribution of the title commitment, review outstanding information from order entry, title production and typing and proactively request and obtain all outstanding items while keeping diligent and clear notes throughout the process.
- Complete the Closing Protection letter if not already completed within order entry.
- Distribution of the title commitment to the parties involved in the transaction.
- Distribution of the lender title package, including, title commitment, CPL, prelim lender title fees, and wire instructions (sent separately).
- Request any missing information still outstanding at the time of distribution that is required for the closing, including the seller or payoff authorization.
- Review the title commitment and the purchase information to make sure all details of the transaction are accurate.
- Perform any curative functions that are necessary to clear the title work within 5 days from the time the commitment is completed to bring the file to a preliminary clear to close status.
- Order and receive the following documents, if needed and determine if they are acceptable – not a complete list -
o Deed, including discerning the type of deed required including QC deeds.
o Power of Attorney
o Corporate documents, authorized signer paperwork and Secretary of State Business info.
- Order and receive the following items and enter the data into the production software- not a complete list -
o Survey if required per the purchase agreement
o Special assessments
o HOA outstanding balances and transfer fees
o Current tax statements
o Home Warranty
Work productively with agents, attorneys, vendors, buyers, sellers etc. to obtain needed information.
Desired Skills and Experience:
- Knowledge of Microsoft Office
- High School Graduate, Some College preferred
