We are seeking a detail-oriented and proactive Assistant Project Manager to join our clients team and assist in the planning, execution, and successful delivery of multifamily residential construction projects. The Assistant Project Manager will work closely with the Senior Project Manager to ensure projects are completed on time, within budget, and in compliance with quality and safety standards. Key Responsibilities:
Project Coordination:
- Assist the Project Manager in the day-to-day coordination of the multifamily construction projects.
- Support in managing the project schedule, ensuring milestones are met and tasks are completed on time.
- Assist in organizing and facilitating regular project meetings, including site meetings, coordination meetings, and client updates.
Documentation & Reporting:
- Maintain and organize all project-related documents, including contracts, submittals, RFIs (Request for Information), change orders, and progress reports.
- Prepare project reports for internal stakeholders and clients, tracking project status, budget, and timelines.
- Assist in the preparation of project closeout documentation, including final reports and compliance certifications.
Budget & Cost Management:
- Support the Project Manager in managing the project budget and tracking expenditures.
- Monitor material and labor costs to ensure they align with the project budget.
- Assist in processing invoices, change orders, and payments to subcontractors and vendors.
Subcontractor & Vendor Coordination:
- Coordinate with subcontractors and vendors to ensure timely delivery of materials and services.
- Assist with scheduling subcontractor work, ensuring quality control, and ensuring work is completed according to the contract specifications and timeline.
- Monitor the performance of subcontractors, ensuring adherence to project plans and safety regulations.
Quality Control & Compliance:
- Ensure that construction work is completed in accordance with the plans, specifications, and industry standards.
- Assist with site inspections, including documenting issues and ensuring compliance with local building codes and regulations.
- Help ensure the project complies with all safety regulations and company policies.
Problem-Solving:
- Address issues as they arise on the job site, ensuring minimal disruption to project progress.
- Work closely with the Project Manager to solve on-site construction problems promptly and effectively.
Qualifications:
- Education: Bachelor’s degree in Construction Management, Civil Engineering, Architecture, Real Estate Development, or a related field.
- Experience: 1-3 years of experience in construction project management, preferably with multifamily residential projects. Internship or work experience in a construction or real estate development environment will be considered.
- Certifications: PMP (Project Management Professional), LEED, or any relevant construction certifications are a plus.
Skills:
- Strong understanding of construction processes, schedules, and project budgeting.
- Proficient in Microsoft Office Suite (Excel, Word, Project), Procore, Builder trend, or similar project management software.
- Excellent communication, organizational, and time-management skills.
- Knowledge of local building codes, zoning laws, and construction regulations.
- Ability to work in a fast-paced environment and handle multiple tasks simultaneously.
Salary : $70,000 - $95,000
