We are currently partnered with a leading national multifamily developer, who are seeking to add a Preconstruction Manager to their team.
A preconstruction manager is responsible for overseeing all aspects of a construction project before the construction phase begins, including budgeting, scheduling, design management, subcontractor selection, site evaluation, and contract negotiation, essentially setting the foundation for a successful project by planning and managing the pre-construction phase, ensuring it stays within budget and meets project requirements before handing it off to the construction team.
Key responsibilities of a preconstruction manager:
- Estimating and Budgeting:
- Develop detailed project budgets based on design plans and specifications.
- Prepare conceptual estimates for clients during early project stages.
- Analyze cost breakdowns and identify potential cost-saving measures.
- Design Management:
- Collaborate with architects and engineers to review design drawings and specifications.
- Identify potential design issues and work with the design team to resolve them.
- Conduct value engineering analysis to optimize project costs.
- Subcontractor Procurement:
- Develop and manage a qualified subcontractor list.
- Issue bid packages to subcontractors and evaluate proposals.
- Negotiate subcontract agreements and manage subcontractor relationships.
- Site Evaluation and Feasibility Analysis:
- Conduct site visits to assess project feasibility, including site conditions, permitting requirements, and potential challenges.
- Coordinate with permitting agencies to ensure compliance with regulations.
- Project Scheduling:
- Create detailed project schedules, including key milestones and deliverables.
- Monitor project progress against the schedule and identify potential delays.
- Client Interaction:
- Communicate project status updates to clients and stakeholders regularly.
Required Skills and Qualifications:
- Bachelor's degree in construction management, engineering, or related field
- Proven experience in the construction industry, preferably with pre-construction responsibilities
