Job Summary:

As the Maintenance Supervisor, you will play a crucial role in maintaining the aesthetic and functional integrity of our properties. Your responsibilities will center on overseeing the physical aspects of each property, ensuring compliance with both our high standards and all applicable laws. This pivotal role not only focuses on safety and operational efficiency but also includes leading a team of on-site maintenance staff.

Key Qualifications and Requirements:

- Education:** High School Diploma/GED equivalent

- Experience:** 3-5 years in a maintenance supervisor role

- Certifications:** HVAC and CPO certifications are preferred ac knowledge is REQUIRED

- Other: Valid driver’s license and reliable transportation are essential

Primary Responsibilities:

- Provide exemplary service to residents while upholding our investment standards

- Supervise and train the Service Technicians, managing daily service requests and maintenance

- Prepare units for occupancy, ensuring they meet our stringent standards

- Oversee maintenance of pools, spas, fitness, and laundry facilities, where applicable

- Effectively manage vendors and contractors, including bid review and scheduling

- Manage inventory, track service requests, and control budgeting within the maintenance department

Key Skills:**

- Administrative Abilities:** Efficient in policy interpretation, inventory tracking, and operational logistics

- Analytical Acumen:** Skilled in problem-solving and proactive in using alternative methods when necessary

- Communication:** Strong capability to communicate effectively with a diverse team and resident base

- Leadership:** Proven experience in leading by example and guiding a team towards excellent maintenance standards

Working Conditions:

- Position involves both indoor and outdoor work in a variety of weather conditions

- Physical activities like walking, standing, and lifting up to 50 pounds may be required

Employment Type:

- Full-time (40 hours per week)

- Typical schedule: Monday to Friday (8-hour shifts)
