Position Overview:
As a Leasing Professional, you will play a pivotal role in the leasing operations by supporting the Property Manager and serving as the primary point of contact for prospective and current residents. Your primary responsibilities include showcasing our beautiful community to prospective residents, guiding them through the leasing process, and ensuring an exceptional move-in experience. You will also support lease renewals, promote resident retention, and assist in property marketing initiatives.
Key Responsibilities:
Leasing:
- Conduct tours of the property to prospective residents, highlighting community features and amenities to showcase the value of living at Colton Creek Apartments.
- Respond to phone and email inquiries, applying effective sales techniques to schedule property tours and convert inquiries into applications.
- Collect and process required information to qualify prospective residents and complete all necessary documentation to finalize leasing agreements.
Resident Relations & Customer Service:
- Provide excellent customer service to current and prospective residents by addressing inquiries, concerns, and requests promptly and professionally.
- Facilitate the move-in process for new residents, ensuring a smooth transition and positive start to their residency.
- Proactively engage with residents regarding lease renewals and maintain a high renewal rate by reinforcing the value and benefits of continued residency.
Property Marketing & Outreach:
- Assist with community marketing initiatives, including creating engaging social media content and participating in local outreach efforts to increase traffic and build a positive property image.
- Establish and maintain strong relationships with local businesses and organizations to enhance community visibility.
Administrative & Compliance:
- Maintain accurate and organized resident files in accordance with company policies and procedures.
- Ensure compliance with all federal, state, and local laws and regulations regarding leasing and property management.
Community Standards:
- Regularly inspect the property to identify any safety hazards or maintenance needs and report them to the appropriate team members.
- Support the overall aesthetic appeal of the community by monitoring the property landscape and common areas.
Qualifications:
- Minimum of 1-2 years of leasing experience in a multifamily residential environment.
- Experience with lease-ups is highly desirable.
Skills & Abilities:
- Strong sales acumen with the ability to effectively sell products and services to new and existing residents.
- Exceptional customer service skills and the ability to resolve conflicts and objections with professionalism and tact.
- Proficiency in OneSite property management software is preferred.
- Excellent verbal and written communication skills.
- Organizational skills and attention to detail to maintain accurate records and schedules.
Technical Proficiency:
- Proficiency in Microsoft Office Suite (Word, Excel, and Outlook).
Additional Requirements:
- Ability to work a flexible schedule, including weekends and some holidays, to accommodate the needs of current and prospective residents.
- Knowledge of federal, state, and local laws and regulations pertaining to apartment management.
