Maintenance Technician is responsible for maintaining the physical integrity of the property at all times. This involves ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The Apartment Maintenance Technician will maintain and repair the physical structures of buildings and grounds with a focus on preventative maintenance and responding to resident requests in a timely and efficient manner.
Maintenance Services:
Perform preventive maintenance on all equipment, appliances, and buildings.
Diagnose and repair problems in such areas as HVAC, electrical, plumbing, dry walling, painting, and carpentry.
Maintain property grounds, including landscape maintenance, snow removal, and trash pick-up.
Respond promptly to maintenance issues and maintain accurate maintenance logs.
Resident Services:
Provide excellent customer service to residents and promptly address their maintenance requests.
Communicate with residents regarding the status of repairs.
Safety and Compliance:
Follow all safety procedures and protocols.
Ensure compliance with all federal, state, and local regulations and codes.
Coordination and Reporting:
Coordinate with external vendors for specialized repairs.
Report directly to the Maintenance Supervisor or Property Manager and provide updates on maintenance requests and status.
Qualifications:
High school diploma or GED required; technical school or trade certifications preferred.
Minimum of 2-3 years of experience in apartment maintenance or related field.
Proficiency in HVAC, plumbing, electrical, and general carpentry.
Strong problem-solving skills and attention to detail.
Ability to work a flexible schedule, including weekends and evenings as needed.
Excellent communication and interpersonal skills.
Valid driver’s license and reliable transportation.
Physical Requirements:
Ability to lift and carry up to 50 pounds.
Ability to climb ladders and work at heights.
Capability to stand, walk, and perform physical labor for extended periods.
Manual dexterity to operate maintenance tools and equipment.
