JOB SUMMARY:

The Senior Project Manager (SPM) is primarily responsible for successfully sourcing, planning, and executing construction projects according to Chapman’s standards. The SPM has years of experience and a proven track record of delivering complicated and challenging projects. The SPM can manage multiple projects in various stages of development while being able to track and report on progress to the Executive & Ownership team. They manage the overall project direction, scheduling, completion, and financial outcome of their projects. The SPM is responsible for managing their support staff for larger projects or executing a project on their own, depending on the size and complexity of the project or phase of construction. The SPM leads by example and is a resource to their peers.

 

ESSENTIAL FUNCTIONS:

  • Manage & coordinate project activities & progress, subcontractors, and changes across multiple platforms
  • Ensure timely completion of tasks and escalate safety concerns
  • Proactively handle concerns, issues or delays relative to project work, subcontractor performance or other activities that may impact project completion
  • Generate project budgets and proposals
  • Generate and send final construction project bids and proposals
  • Generate construction schedules
  • Review, qualify, and negotiate subcontractor proposals to ensure proper scope prior to collaboration with Procurement Department
  • Negotiate final pricing with subcontractors prior to generating subcontractor awards.
  • Compile and review subcontractor change order pricing and documentation to provide final approval
  • Conduct subcontractor site reviews/meetings
  • Ensure proper staffing for current and future projects you are managing
  • Review & negotiate client contracts for final execution by contracts department
  • Generate project pay applications for final approval by contracts department. Follow up with clients on status of payment as required
  • Manage the financials of a project and create monthly cost forecasts for review with project executives
  • Create and properly review RFIs to be sent to owner/design team
  • Coordinate and collect all affidavits, test reports and paperwork required for final inspections/project close out
  • Run project job meetings as Chapman representative
  • Point person for managing client & design team expectations
  • Attend business development events & support new client and business development efforts
  • Attend project/client interviews as a company representative
  • Partake in interviews of potential new hire candidates & take part in onboarding and training new employees
  • Responsible for managing and mentoring of 2-4 direct reports
  • Provide staff feedback for career development & assist in conducting annual performance reviews of direct reports.
  • Communicate and disseminate information from leadership to all levels of the company
  • Foster a work environment open to employee input and idea-sharing
  • Perform other functions as required 

 

MINIMUM REQUIREMENTS (EDUCATION/EXPERIENCE/CERTIFICATES/LICENSES):   

  • Four-year degree from college or university; and six to ten years related experience and/or training in the construction industry
  • Demonstrated efforts towards continued development and growth in the industry, continuing education, coursework and seminars
  • Valid driver’s license and reliable transportation
  • Ability to thoroughly read and interpret construction plans and specifications
  • Experience with on screen take off software
  • Estimating experience
  • Experience working with project management software
  • Experience being primary contact running all aspects of a construction project
  • Contract negotiations with subcontractors and owners
  • Management of junior staff/teams
  • Experience managing multiple subcontractors
  • Experience managing all financial aspects of a construction project
  • Participate in company-sponsored training programs, meetings and seminars
  • Complete an Adult CPR/First Aid Certification within one year of employment
  • Complete a 30-hour OSHA training course within one year of employment

 

PREFERRED QUALIFICATIONS:

  • Strong communication and client service skills
  • Strong estimating experience
  • An established reputation in the MA construction market with a strong network of subcontractor and client partners. 
  • Ability to lead and motivate peers and project partners
  • Self starter and innovator for new ideas and perspectives

 

 

WORK ENVIRONMENT/PHYSICAL DEMANDS:

  • Prolonged periods sitting at a desk and working on a computer
  • The employee must occasionally lift and/or move up to 55 pounds
  • Specific vision abilities required by this job include close vision, distance vision, and the ability to adjust focus
  • The noise level in the work environment is usually moderate
  • Driving or riding in vehicles for extended periods of time is occasionally required
  • Being present on active construction sites where outdoor weather conditions, fumes, dust, loud noise, power tools and heavy equipment is occasionally required
