Maintenance/Environmental Service Director POSITION SUMMARY:

Maintenance/Environmental Service Director on is responsible for the general maintenance of the community including all common areas, resident apartments, grounds, equipment and mechanical systems, and for driving the community van Coordinate and communicate with all other team members of the community in maintaining a holistic perspective of service and care. Lead by example and make certain that the progress and services lead by yourself, maximize each resident’s quality of life, identity, interests, abilities and preferences. Follow and actively participate in all resident orientation programs. Explain the amenities, routines and expectations of the community and your department and discuss their unique needs and preferences with them as often as necessary to ease their transition. Personally get to know the residents by communicating with other team members and through direct conversation with residents.


Key Responsibilities:


  • Facility Maintenance & Upkeep:

    • Oversee and manage the daily maintenance operations of the facility, including building repairs, HVAC systems, plumbing, electrical systems, lighting, and general repairs.

    • Ensure that all systems, equipment, and building infrastructure are in good working condition and meet safety standards.

    • Develop and implement a preventative maintenance program to avoid equipment failures and reduce costly repairs.

    • Monitor the grounds to ensure they are clean, well-maintained, and aesthetically pleasing.

  • Safety & Compliance:

    • Ensure compliance with all federal, state, and local safety regulations, including fire safety codes, building codes, and health and safety requirements.

    • Conduct regular safety inspections and audits of the building and grounds to identify potential hazards and address them promptly.

    • Oversee emergency preparedness planning, including fire drills, evacuation procedures, and ensuring safety equipment is functional and accessible.

    • Maintain and update safety and maintenance records, ensuring documentation is up to date and compliant with regulatory standards.

  • Staff Supervision & Training:

    • Manage and supervise a team of maintenance staff, including assigning tasks, overseeing daily operations, and evaluating performance.

    • Provide training to maintenance staff on proper maintenance procedures, safety protocols, and equipment usage.

    • Ensure that maintenance staff work efficiently and effectively, maintaining a high standard of quality in all tasks.

  • Vendor & Contractor Management:

    • Coordinate and supervise the work of external contractors, vendors, and service providers for specialized services (e.g., landscaping, pest control, janitorial).

    • Obtain and review bids for external services, ensuring cost-effectiveness and high-quality service delivery.

    • Ensure contractors and vendors meet the community’s standards and regulations.

  • Budget & Resource Management:

    • Develop and manage the department’s budget for maintenance operations, ensuring cost-effective practices and adherence to financial guidelines.

    • Oversee purchasing and inventory management for maintenance supplies, ensuring adequate stock while minimizing waste.

    • Review and approve all expenditures related to maintenance operations, including repair costs and replacement parts.

  • Resident & Staff Satisfaction:

    • Address resident and staff maintenance requests promptly and professionally, ensuring satisfaction with completed work.

    • Maintain open lines of communication with other departments to ensure maintenance issues do not disrupt daily operations or resident care.

    • Ensure common areas, resident rooms, and public spaces are well-maintained, safe, and comfortable.

  • Emergency Repairs:

    • Respond to urgent maintenance issues and emergency repair requests, such as plumbing failures, electrical problems, or heating and cooling system breakdowns, in a timely manner.

    • Be available for on-call emergency situations outside of regular working hours as needed.


Qualifications:


  • Education:

    • A high school diploma or equivalent is required; a degree in Facilities Management, Construction Management, or a related field is preferred.

  • Experience:

    • Minimum of 3–5 years of experience in facilities or maintenance management, preferably in a senior living or healthcare setting.

    • Previous experience in managing a team and working with contractors and vendors is highly desirable.

  • Skills:

    • In-depth knowledge of building systems (HVAC, plumbing, electrical, etc.) and maintenance procedures.

    • Strong leadership, organizational, and problem-solving skills.

    • Ability to manage multiple projects and tasks simultaneously.

    • Excellent communication skills and the ability to interact professionally with residents, staff, vendors, and regulatory agencies.

    • Ability to perform minor repairs and troubleshooting tasks on various systems and equipment.

  • Certifications:

    • Certifications in facilities management, building systems, or maintenance are preferred (e.g., Certified Maintenance Manager, HVAC, or EPA certification).

    • CPR and First Aid certification may be required.


Working Conditions:


  • Full-time position with occasional evenings or weekends depending on facility needs.

  • The position may require physical work, including lifting, bending, and walking long distances around the facility.

  • On-call availability for emergency maintenance situations.

  • Work in a senior living community, requiring regular interaction with residents, families, and staff.
