We are seeking a highly organized and proactive Property Manager. The ideal candidate will have strong leadership skills, excellent communication skills, and a deep understanding of property management best practices. As a Property Manager on our team, you will be responsible for the daily operations of properties under your care, including building strong owner and tenant relations, maintenance coordination, leasing, financial management, and ensuring compliance with regulations.
Duties and Responsibilities
Client Representation:
- Act as the primary point of contact for clients seeking to lease properties.
- Conduct thorough consultations to understand clients' needs, preferences, and financial capabilities.
- Provide expert advice on rental values, market conditions, and investment opportunities.
- Assist clients in negotiating and drafting property management contracts and lease agreements.
Property Management:
- Oversee the management of rental properties, including single-family homes, apartment complexes, and commercial spaces.
- Coordinate property maintenance, repairs, and renovations as needed.
- Ensure timely rent collection and handle any disputes or issues related to tenants.
- Conduct regular property inspections to ensure compliance with lease agreements and local regulations.
- Reconciliation of trust accounts and operating accounts.
Market Analysis:
- Stay informed about local real estate market trends, property values, and rental rates.
- Prepare comparative market analysis (CMA) reports for clients looking to lease properties.
- Use market data to help clients make informed decisions regarding property market value.
Marketing and Promotion:
- Develop and implement marketing strategies to promote available properties for rent.
- Create and maintain listings on various online platforms, such as MLS, websites, and social media.
- Use digital and traditional marketing techniques to attract potential owners and tenants.
Legal Compliance:
- Ensure all property management activities comply with local, state, and federal regulations.
- Stay updated on changes in property management real estate laws and regulations and educate clients accordingly.
Networking and Relationship Building:
- Build and maintain a strong network of contacts, including other real estate professionals, contractors, and service providers.
- Attend industry events, conferences, and seminars to expand your professional connections.
Qualifications:
1. Active Nevada real estate salesperson license.
2. Active Nevada property management license.
3.Minimum of 3-5 years of experience in property management, real estate, or a related field.
4. Strong knowledge of local real estate market conditions, regulations, and trends.
5. Excellent written and verbal communication skills, negotiation, and interpersonal skills.
6. Strong knowledge of property management software, Appfolio preferred.
7. Ability to work independently and as part of a team.
8. Detail-oriented and highly organized with the ability to manage multiple transactions simultaneously.
9. Customer-focused with a commitment to providing exceptional service and hospitality.
10. Valid driver’s license and reliable transportation.
11. Ability to be available for after-hours emergencies when needed.
