Environmental Services Director
Summary: The Environmental Services Director has oversight of the day-to-day operation of the housekeeping and maintenance functions of the community. The primary responsibility is maintaining a clean, safe and comfortable environment for the residents. The position requires a team player with sound organizational skills that interact with all team members in maintaining census by immediately preparing vacant apartments for new residents and by responding to and solving complaints promptly.
A day in the life
- On-Call for building emergencies 24 hours/day
- Overall building safety & maintenance and cleanliness
- Supplies and inventory management and control per budget requirements
- Supervision of Work Order System
- Training and Re-training of staff in maintenance and housekeeping
- Development and oversight of common area and resident apartment cleaning schedules for housekeeping and janitorial staff
- Ensure inside and outside of building are clean and maintained in like new condition
- Staffing, scheduling and training of Housekeeping and Maintenance staff
- Scheduled performance reviews and employee counselings completed in a timely manner
- Maintain budgetary guidelines
- Ensure apartments, common areas, hallways, elevators, public restrooms, stairwells, surfaces, handrails, and vacuuming are completed and quality control checked daily
- Get estimates for repairs, carpet replacements, or any other non-routine maintenance and housekeeping work and review with Executive Director before authorizing work.
- Tracks, analyzes and improves key maintenance parameters such as asset utilization, maintenance cost, PM compliance, schedule compliance, etc
- Ensure all electrical, plumbing, fire and HVAC systems within code, if applicable
- Ensures fire drills and disaster drills are scheduled and completed per fire code
Reports to Executive Director and Vice President of Construction and Maintenance
Salary: 70k 78k
Hiring Bonus: $1,500
Schedule: Monday - Friday
Qualifications
- Minimum 3 years supervisory experience with building maintenance
- Possesses a solid understanding of systems such as HVAC, plumbing, electrical and mechanical (specific certifications preferred)
- Good organizational and time management skills
- Solid understanding of safety and fire codes
- Knowledge of basic computer programs including MS Word, Excel, web-based software
- Attention to detail
- Possesses the ability to effectively read, write, and communicate in English
- Valid adult CPR & First aid certification
- Predictable Attendance, available to staff and requests
- Ability to pass a DSHS Background check
