Job Overview
The Locality Manager plays a pivotal role in overseeing the operations and management of properties within a designated area. This position requires a strong understanding of property leasing, customer relationship management, and compliance with Fair Housing regulations. The ideal candidate will be responsible for ensuring high occupancy rates, maintaining positive tenant relations, and effectively negotiating contracts to meet organizational goals.

Duties

  • Manage day-to-day operations of properties within the locality to ensure optimal performance.
  • Oversee the leasing process, including marketing, showing properties, and processing applications.
  • Ensure compliance with Fair Housing regulations and other relevant laws.
  • Negotiate contracts with vendors and service providers to maintain quality services at competitive rates.
  • Utilize OneSite software for property management tasks including tenant communications and maintenance requests.
  • Develop and maintain strong relationships with tenants to enhance customer satisfaction and retention.
  • Conduct regular property inspections to ensure maintenance standards are met.
  • Prepare reports on occupancy rates, tenant feedback, and operational efficiency for upper management.

Skills

  • Proficient knowledge of Fair Housing regulations and property leasing practices.
  • Strong negotiation skills for effective contract management.
  • Experience with Low-Income Housing Tax Credit (LIHTC) properties is a plus.
  • Excellent sales skills to promote properties effectively.
  • Strong customer relationship management abilities to foster positive tenant interactions.

As Local Manager, you will create the magic by overseeing daily operations for our photo operations and implement strategies to drive profitability and efficiency at your venue. The ideal candidate will also lead, develop, and motivate the local team to achieve personal, professional, and company goals.

Our Local Manager Will Also

  • Promote a positive, collaborative environment and maintain our core values and policies
  • Manage schedules, assign duties, and optimize labor to ensure all locations are staffed for success
  • Determine staffing requirements and oversee hiring, onboarding, and training of all team members
  • Ensure daily operations are maintained as scheduled
  • Respond to all business calls or emails within a timely manner
  • Create and reinforce a sales culture within the location to ensure team is knowledgeable, following proper cash handling procedures, and is maximizing sales potential to reach daily and monthly targets
  • Verify DAILY bank deposits to DM, confirming bank deposit/credit card slips are w/financial paperwork
  • Coach and develop team members to drive revenue, reduce cost and provide world class guest service
  • Establish and maintain positive and successful vendor relations with staff at all locations
  • Partner with host venue to support a seamless, efficient operation with a focus on guest service and profitability
  • Address and resolve customer concerns or service failures appropriately to ensure optimal guest experiences and recovery
  • Ensure accurate/timely preseason setup, breakdown and securing of all equipment at your location
  • Other duties required/assigned as detailed in Employment Agreement

  • Excellent time management and problem-solving skills as well as the ability to use good judgment and make strong, independent decisions
  • Ability to process sales transactions and comfortable with cash handling
  • Professional attire and good hygiene are a must
  • Available to attend mandatory pre-season training
  • Flexibility and willingness to work during “peak” retail hours, such as evenings, weekends, and holidays
  • Available to work a minimum of 40 hours a week or as needed

Knowledge, Experience & Skill

  • At least 18 years of age
  • High School Diploma Required
  • Previous retail/assistant manager and photography experience preferred
  • Ability to lift and carry equipment up to 10-25 pounds and stand for prolonged periods of time

Job Type: Full-time

Pay: $17.00 per hour

Expected hours: 40 per week
