Schedule: FT, primarily Mon - Fri A Brief Overview The Director of Planning, Construction and Real Estate oversees and directs all facility-related projects, including planning, design, construction, and real estate management for the pediatric healthcare system. Plays a pivotal role in ensuring that all healthcare facility projects meet clinical and operational needs while maintaining compliance with regulatory standards, timelines, and budgetary constraints. Work closely with internal stakeholders, external architects, contractors, and real estate partners to ensure the optimal functionality and expansion of the healthcare system's properties. This position demands strong leadership, project management, and real estate acumen to deliver exceptional pediatric care environments. Essential Functions
  • Strategic Planning & Development
    • Supports the development, implementation and successful completion of long term strategic facility planning and capital projects aligning with the healthcare system's clinical and operational goals.
    • Develops and executes operational plans to achieve departmental and organizational goals, ensuring alignment with the overall mission and vision.
  • Design & Construction Oversight:
    • Oversees and leads all phases of facility design and construction, including conceptualization, architectural design engineering and construction. Ensures adherence to pediatric healthcare guidelines, safety regulations, and best practices.
    • Ensures that construction meets program objectives and calculated ROIs, and is completed within budget and on schedule.
    • Maintain historical and current construction cost studies, including look-back programs assure program objectives and budget are kept.
    • Implements quality control measures to ensure construction project compliance with department, hospital policies, government codes and regulations; also ensures conformance to the requirements of all project participants.
    • Identifies project risks, develops risk mitigation and contingency plans and implements actions plans to reduce participants.
    • Manages the selection process and contract negotiations for contractors, and construction related vendors. Manages, assess, and documents construction scope, describing the objectives, physical requirements, parameters, and constraints of the project, including not only the user's functional needs but also hospital and external jurisdictional criteria for health and safety, operation, maintenance, energy efficiency, quality standards, contextual issues, and aesthetics.
    • Manages all financial aspects around project developments including pay applications, progress payments, certificates of insurance.
  • Real Estate Management:
    • Oversees real estate portfolio management, including property management, leases, dispositions, and real estate asset optimization. Negotiates and manages real estate contracts and partnerships.
    • Managers leases, internal and external to assure contractual compliance with maintenance, facilities improvements, CAM charges, and landlord requests.
    • Prepares rent roll comparisons to assure market competitiveness.
    • Manage lease notices, expirations, renewals and record keeping.
    • Manages and maintains relationships with landlords, real estate brokers, owners, and developers.
    • Conducts market/site analysis for potential acquisition opportunities (least and purchase).
    • Actively optimizes lease agreements through market benchmarking and proactive negotiation of priority leases.
  • Compliance & Standards:
    • Ensures all planning, design, construction, and real estate projects comply with federal, state, and local building codes, healthcare regulations (e.g. ADA, Joint Commission, and healthcare-specific standards) and organizational policies.
    • Ensures project compliance with hospital and infection control procedures.
    • Oversees the development and implementation of department policies and procedures to ensure compliance with organizational standards and regulatory requirements.
  • Stakeholder Engagement & Communication:
    • Collaborates with clinical and operational leadership to ensure facility designs and renovations meet the specialized needs of pediatric patients and staff. Acts as the primary point of contact for internal stakeholders, architects, contractors, and vendors.
    • Manages communications on a regular and timely basis, to all levels of staff and leadership, ensuring that all project participants are informed of project status, problems, and required actions.
    • Cultivates and maintains effective relationships with key stakeholders, including senior leadership, external partners, and regulatory agencies.
    • Coordinates the Space Management process to include methodology for project requests, prioritization, and standards for completion for operational solutions.
  • Budgeting & Financial Oversight:
    • Develop and manages project budgets for all construction, renovation, and real estate projects. Conducts costs analysis, and tracks expenditures to ensure financial accountability.
    • Leads high-level decision making processes related to construction projects, including budget approvals, contract negotiations, and resource allocation.
    • Prepares budgets, makes financial projections and writes and presents reports.
    • Prepares and maintains accurate, coherent, timely, and auditable project records/files, and cost estimates within department procedures.
    • Optimizes existing facilities. Prioritizes requested move and renovation work using a standard methodology including, needs, expense, and ROI. Helps to develop non-construction solutions.
  • Sustainability & Innovation
    • Implements sustainability practices in design and construction projects to promote energy efficiency, reduce environment impacts, and improve long-term facility sustainability. Stays informed on industry trends and innovations in health facility design.
    • Drives innovation and continuous improvement initiatives to enhance project efficiency, and quality.
Education Qualifications
  • Bachelor's Degree Architecture, Engineering, Construction Management, Real Estate, or a related field Required
  • Master's Degree From an accredited college or university Preferred
Experience Qualifications
  • 10 years Minimum of 10 years of experience in planning, design, construction, and real estate management, preferably in healthcare or large-scale institutional settings Required
Skills and Abilities
  • Proven track record of managing large-scale construction and real estate projects, including new builds, renovations, and property acquisitions.
  • Strong knowledge of healthcare facility requirements, including pediatric-specific standards, patient safety regulations, and clinical workflow considerations.
  • Familiarity with construction delivery methods (e.g., design-build, integrated project delivery).
  • Proficient in project management software, CAD, and real estate management platforms.
  • Strong analytical presence and presentation skills
  • Strong understanding of regulatory requirements (e.g., Joint Commission, OSHA, and state health regulations).
  • Excellent interpersonal, communication, and negotiation skills.
  • Strong leadership and team management experience.
  • Experience in healthcare real estate development and property portfolio optimization preferred.
  • Ability to manage complex, multi-site facility operations in a fast-paced healthcare environment.
  • Knowledge of energy-efficient building practices and LEED certification.
  • Ability to establish and maintain effective relationships with widely diverse groups, including individuals at all levels both within and outside the organization, and building design process.
  • Knowledge of local, state, and federal regulatory requirements related to areas of functional responsibility.
Licenses and Certifications
  • Certified Facility Manager (CFM), Project Management Professional (PMP), or related certifications Preferred
