What you'll be doing:

The HVAC Maintenance Technician II insures that building and equipment are maintained in a safe, clean, and orderly condition in accordance with health and fire regulations; provides efficient diagnostics and repair of HVAC and control systems, maintains maintenance records; monitors maintenance schedules to assure tasks are performed in a timely and correct manner; supports building operation and assigned projects as directed by leadership.

 

What you'll be responsible for:

HVAC Specific Duties:

  • Repair and service all HVAC and air distribution systems within the facility.
  • Perform preventative maintenance work on HVAC and BMS systems.
  • Provide direction/ instruction toother technicians on projects within their mastered field.
  • Provide support to superiors when needed.
  • Review all tenant upfit work with superiors as it pertains to BMS and Air Distribution related issues.
  • Must be knowledgeable of:
  • HVAC system design and operation with an emphasis on VAV air distribution
  • Heat rejection system operation / repairs including cooling towers and condensing units
  • HVAC Energy Management Systems as they relate to building operation
  • Pump troubleshooting and repair
  • Valve and Actuator repair and troubleshooting
  • Variable Speed Drive operation and repair
  • General mechanical maintenance including motor rebuilds and bearing replacements
  • Take a leadership role when working in their area of expertise.
  • Prepares necessary documentation (service records, requisitions, work performed) for the purpose of providing written support and/or conveying information.
  • Perform tasks as assigned by superiors.

General Maintenance Technician Duties:

  • Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
    • Completes all assigned safety training and classes
  • Develop and maintain good business relationships with all tenants.
    • Understand and utilizes punctuality to satisfy team and tenant needs.
      • Utilizes time recording program efficiently.
    • Develop reliable tenant points of contacts.
    • Understand tenant needs so we can provide a more productive service.
    • Keep work area and appearance clean at all times.
  • Inspects and maintains building systems including but not limited to the following: lighting repairs; door hardware; lock repairs; restroom repairs; fire life safety; fire suppression; ensure operation of equipment are within their designed capabilities and achieves environmental conditions prescribed by client.
    • Developed a strong understanding in:
      • Mechanical Systems
      • Water chemistry
      • General Electrical Systems
      • General Plumbing Systems
      • Fire Suppression Operation
      • Fire Life Safety
      • Indoor Air Quality
  • Performs assigned repair service, emergency situation response/repair and preventive maintenance. Completes maintenance and repair records in their entirety as required.
    • Understands emergency procedures
    • Utilize proper tools as their designed
      • Utilize calibrated instruments and tools required for job responsibilities
    • Works safely and unsupervised
    • Utilizes LOTO ( Lock Out Tag Out) procedures
    • Utilizes Scope of Works
    • Develop detailed scopes of work (SOW) for leadership review and approval.
    • Interpret SOW and execute them effectively
    • Utilizes Access Authorizations and SharePoint effectively.
    • Utilizes Computerized Maintenance Management Systems (CMMS) system effectively
  • Review assigned work orders. Estimates time and materials needed to complete repair. Order necessary materials and supplies to complete all tasks.
    • Utilizes building CMMS system
    • Utilize purchase order programs
      • Ability to complete the process from creation, edits to closing of purchase order
    • Utilize assigned budgets
      • Ability to provide sound judgement and potential savings
    • Create and maintain minimum level inventory control
  • Understand and use of energy management program(s).
  • Performs welding, carpentry, furniture assembly and locksmith tasks as needed.
  • Responds quickly to emergency situations, summoning additional assistance as needed.
  • Assist Senior Chief Engineer in creating and overseeing the budget for building operation and capital projects.
  • Performs other duties as assigned.

What we need from you:

  • High school diploma or GED and 3-5 years of experience or equivalent combination of education and experience required.
  • 3-5 years of commercial HVAC experience is required.
  • Proficiency in computer operations with thorough knowledge of Microsoft suite.
  • Ability to diagnose and understand chilled and condensing water loop operation required.
  • Understanding electronic energy management and temperature control systems required.
  • Experience operating BAS controls preferred
  • Ability to understand and use BMS programs required.
  • HVAC certification required.
  • Must possess ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
  • Ability to effectively communicate with employees, superiors and tenants.
  • Ability to work with mathematical concepts, such as: addition, subtraction, multiplication, and division.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form; ability to deal with problems involving some variables.
  • Valid driver license required to operate company and/or personal vehicle to pick up supplies/parts and/or travel to other Childress Klein locations and/or attend company functions.
