QUALIFICATIONS: An example of acceptable qualifications for this position:
Completion of secondary education or equivalent (high diploma or GED); five (5) or more years of related experience and/or training in building maintenance, remodeling, or a related field; or any equivalent combination of education, experience, and/or training which provides the required knowledge, skills, and abilities.
LICENSURE OR CERTIFICATION REQUIREMENTS:
Must possess a valid Ohio driver's license; must maintain insurability according to the Housing Authority’s vehicle insurance policy.
EQUIPMENT OPERATED: The following are examples only and are not intended to be all inclusive.
Motor vehicles (operates agency-owned vehicles); hand, power, and shop tools; shovel, broom, mop, light motorized equipment, pressure washer, custodial equipment, trailers, ladders.

JOB DESCRIPTION AND WORKER CHARACTERISTICS:
JOB DUTIES in order of importance
ESSENTIAL FUNCTIONS OF THE POSITION: For purposes of 42 USC 12101:
75% (1) Coordinates and maintains appliances, plumbing, interior and exterior lighting, fences, TV antennas, and other maintenance repair work or remodeling related work; inspects roofs and oversees any needed repair work; provides lead work; plans and ensures the implementation of preventative maintenance and regular repair program for Housing Authority buildings and property; inspects housing units to determine maintenance work to be completed.
15% (2) Responds to and completes all work orders, either emergency or routine, consisting of plumbing, electrical, or general dwelling repairs; performs various tasks involving maintenance of plumbing systems; troubleshoots plumbing problems; repairs and replaces plumbing fixtures including sinks, toilets, faucets, and pipes; clears obstructions from water lines; performs a variety of semi-skilled and skilled building maintenance activities in order to ensure the upkeep of agency property (e.g., repairs and replaces electrical switches, outlets, fixtures, and circuit breakers; repairs windows, doors, locks, and door frames; cleans furnaces; prepares and paints surfaces; remodels rooms; hangs drywall; repairs roofs; etc.); repairs mowers, snow blowers, and other such equipment utilized by the Maintenance Department; inspects housing units in order to determine maintenance work to be completed; performs pest control on agency property.
5% (3) Performs a variety of unskilled and semi-skilled grounds maintenance activities in order to ensure the upkeep of agency property (e.g., removes snow and ice, mows lawns, rakes grass and leaves, trims shrubs and trees, picks up debris, sweeps curbs and sidewalks, etc.).
(4) Demonstrates regular and predictable attendance; as necessary is required to be on-call; may be required to work irregular hours.
(5) Maintains required licensure and/or certification.
(6) Meets all job safety requirements and all applicable OSHA safety standards that pertain to essential functions.
OTHER DUTIES AND RESPONSIBILITIES:
5% (7) Performs other related duties as assigned or directed in order to promote, further, and ensure the effective and efficient operations of the Chillicothe Metropolitan Housing Authority.
MINIMUM ACCEPTABLE CHARACTERISTICS: (*indicates developed after employment)
Knowledge of: agency policies and procedures*; computers and computer programs (e.g., Microsoft Office, Google, Internet Explorer, PHA web, etc.); safety practices and procedures; building maintenance methods and procedures (heating, plumbing, electrical, carpentry, painting); grounds maintenance methods and procedures; mechanical equipment maintenance and repair; lead based paint abatement*; remodeling practices (e.g., painting, drywall, plumbing, carpentry, etc.).
Skill in: use or operation of hand, power, and shop tools; use or operation of light motorized equipment (e.g., mower, snow blower, backhoe, fork lift, etc.).
Ability to: recognize unusual or threatening conditions and take appropriate action; exercise independent judgment and discretion; determine material and equipment needs; prepare accurate documentation; read blueprints or other such plans; develop and maintain effective working relationships; travel to and gain access to work sites; ; apply management principles to solve agency problems.
