Position Summary: The Construction Superintendent will report to the Construction Manager as well as the Project Manager (PM) on specific projects and will direct subcontractors in the field. This role will provide Construction Quality Control with each subcontractor and will undertake field inspections for quality control checks and enforcement.
This role will also provide input to others on construction budgets from their extensive field knowledge and will manage daily project progress and will review change-orders for validity and completeness ahead of PM approval.
The Construction Superintendent will evaluate the work of all contractors and will report these evaluations to the PM and will work with PM and Preconstruction team on recruiting new contractors. This role will provide input on prospective property purchases for budget and programmatic requirements and will work with the PM on any spec and drawing edits and changes. This position is responsible for maintaining as-built drawings in the field for the project and will, on a day-to-day basis, undertake on-site environmental compliance (lead, asbestos, radon) and other duties as assigned.

Essential Duties & Responsibilities:
- Job site production and scheduling
- Able to manage multiple phases of finishes between several floors
- Able to manage large subcontractor crews
- Track contractor production
- Manage and find savings in any job when possible
- Coordinate subcontractors with interior contractors
- Onsite inspections and enforcement of specifications for each project
- Resolve (when possible) neighbor disputes and always inform superiors, and CHN
- Subcontractors – day-to-day communication and keep to specific timelines
- Warranty calls – site visit to determine if warranty applies or not
- Punch list – creation and coordination
- Manages contractor and subcontractor base – quality and timeliness
- Manages jobsite safety and quality control standards
- Other duties as assigned
Education and/or Work Experience Requirements:
Required:
Education:
- High School Diploma or equivalent
Experience:
- 7 years’ experience with multi-family new construction, specializing in Finish Work
Skills:
- Ability to work with construction management team
- Ability to work with contractors/subcontractors and resolve problems
- Computer skills and ability to learn new programs quickly
- Ability to prepare and read construction documents, including blueprints
- Ability to learn Procore Software
- Excellent written and verbal communication skills
Other:
- Valid driver’s license, reliable transportation and automobile insurance.
- Frequent local travel required in Cuyahoga County, Lorain County and Medina County
