Facilities Maintenance Technician III
Job Summary: Performs journey-level work in facilities maintenance & repair, clinical equipment repair, and Access Control system management. Work involves serving as a Project Manager for various projects and acting as leader over Facilities Maintenance Specialists I & II for specified projects in the absence of or at the request of the Facilities Director. Assignments are varied and are received in the form of oral or written work orders and may be accompanied by sketches, penciled layouts, or blueprints. Work is performed independently or in teams, and incumbents are responsible for determining appropriate work methods, tools, and materials for most assignments. Will act as relief Courier when requested to do so by the Facilities Director. Work is performed according to general or specific instructions from the Facilities Director and/or CEO. This is a non-exempt, full-time position in pay grade 4 with the pay range of $21.08 - $28.45. The Facilities Maintenance Technician III reports directly to the Facilities Director.

- Produce written documents with clearly organized thoughts using proper sentence construction, punctuation, and grammar.
- Review or check the work products of others for conformance to standards.
- Must hold and be able to maintain a valid driver’s license.
- Must supply dependable transportation and be prepared to utilize it daily for CCHS business.
- Must supply and use basic hand tools.
- Be able to accommodate a flexible schedule working weekends and off hours as necessary.
- Must be willing to be on call 24 hours per day for one-week periods on a rotating basis. This will require being able reach the CCHS service area within 30 minutes and being available by phone during the on-call period.
- The individual performing this job may reasonably anticipate coming into contact with human blood and other potentially infectious materials. Individuals in this position are required to exercise universal precautions, use personal protective equipment and devices, and learn the policies concerning infection control.
Education and Experience:
- High school diploma or equivalent required.
- Bachelor’s degree, desired.
- Electrical Technician Certification preferred
- Plumber Certification preferred
- HVAC Certification preferred
- Five years of facilities maintenance experience
- Five years of Supervisory experience, preferred.
Physical Requirements:

- Ability to push/roll 100 pounds 50’ and lift 70 pounds to a height of 36”.
- Ability to climb ladder and step ladder.
- Bending at the waist, sitting, kneeling, laying horizontally, climbing, walking, etc., as job may require.
- Lift arm above shoulder level to paint surfaces.
- Work in small, cramped areas.
- Reach high work areas with ladders and/or scaffolding and work at heights greater than ten feet.
- Mix or work with cleaning fluids, chemicals, paints, cleaning agents or similar solutions using only normal protective equipment.
- Work in a variety of weather conditions with exposure to the outdoor elements.

Duties/Responsibilities:
- PRIMARY ESSENTIAL JOB FUNCTIONS
- Manages renovation, construction, and other special projects from design through close out;
- Studies building plans and drawings to determine materials, tools, and sequence of work to be performed;
- Estimates and orders parts, materials, supplies and maintains required documents;
- Directs the work of other skilled or semi-skilled staff for specified projects;
- Demonstrates continuous effort to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly to provide quality seamless customer service;
- Interacts with staff to determine maintenance, repair or remodeling requirements and preferences;
- Manages access control, security system codes, and key management systems making all necessary additions and or deletions of staff. Makes programming changes as necessary.
- Assists Facilities Director as needed with staff training of building operations;
- Provides direction to Facilities Maintenance Specialist I, and Facilities Maintenance Specialist II, in the absence of or at the request of the Facilities Director.
- Performs skilled work in the maintenance, repair, alteration, and remodeling of buildings, offices, or other facilities;
- Inventories new equipment utilizing the CMMS;
- Repairs/rebuilds medical clinical equipment, and dental handpieces;
- Must be able to work flexible hours;
- Assists with snow removal as needed before, during or after regular business hours;
- SECONDARY ESSENTIAL JOB FUNCTIONS
- Makes routine electrical repairs such as replacing motors, exhaust fans, lighting fixtures, electrical outlets, appliances, light switches, and ballasts;
- Performs minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, replacing drain hoses, etc.);
- Performs minor patching and painting work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.);
- Performs drywall work and does patch wallboard;
- Reconfigures, installs, positions, and re-mounts modular offices and space (e.g. furniture, wall panels, work surfaces, storage bins, lighting, file cabinets, etc.) to accommodate user needs and maximize office space using various hand, power and specialty tools, dollies and hand trucks;
- Cleans areas, rooms, hallways, etc., soiled while performing maintenance and repair services.
- Performs minor carpet repairs, and installs flooring such as carpet, carpet tile, vinyl, etc.;
- Performs basic roof repairs;
- Repairs doors, door checks, and locks;
- Installs cables necessary for the operation of voice and data equipment;
- Performs rough and finished carpentry;
- Installs new flooring such as wood, linoleum, carpet, or tile;
- Performs bench carpentry using shop equipment and power tools such as, but not limited to drills, saws, sanders, planers, pneumatic tools, routers, and radial arm saws;
- Repairs doors, door checks, and locks;
- Installs cables necessary for the operation of voice and data equipment.
- Acts as relief Courier when required and will follow the “Courier-Job Description” when doing so;
- Models AIDET in all patient and staff interactions;
