Maintenance Tech 1

Maintenance Tech 1 position is responsible for assisting the Maintenance Director and Housekeeping Director with various duties. Due to the variability of this position, it is not possible to have the exact same routine. However, the maintenance person is expected to use the work schedule and job description as a guideline for duties that must be completed daily. The Housekeeping and Maintenance Supervisors will also assign other duties as required or on a as needed basis.

Considerable amount of walking and standing, and some occasional heavy lifting, 35 lbs. or more.

Job Duties (General)

1. Maintenance Tech 1 assists with floor care of various kinds and repair and maintenance of floor care equipment.

2. Maintenance Tech 1 is responsible for all snow removal- remove snow from all walkways and exits, may include weekends and holidays.

3. Limited landscaping and grounds upkeep, trim shrubbery and assist with landscape projects.

4. Assist with documentation of life safety records, perform fire drills and other related duties.

5. Routine scheduled maintenance work: roof fans, water pumps, wash machines, dryers, air filters, grease bearings, light bulb replacement etc.

6. Clean air vents and room heating cooling units as needed.

7. Move furniture and heavy appliances.

8. Painting, varnishing, staining, interior and exterior.

9. Variety of mechanical repairs.

10. Assist with room changes.

11. Organize and clean the storeroom, garages, boiler room and other work areas.

12. Other duties as required.

Job Duties (Specific)

1. Maintenance Tech 1 is responsible for checking all air filters in all air handlers and ice machines every month in all buildings.

2. Check the hallways and common area lighting daily during routine work. Replace bulbs as needed.

3. Check resident rooms for painting, floor care and nail hole filling each time a resident is moved or discharged.

4. Check water softeners monthly.

5. Maintenance Tech 1 is required to fill in for others when on vacation or sick days.

6. Maintenance Tech 1 is responsible for the safe operation of boilers and other heating and cooling equipment.

7. Maintenance Tech 1 is responsible for checking and completing daily work orders.

8. Maintenance Tech 1 is responsible for general upkeep of the entire facility. All Items of correction should be recorded and brought to maintenance supervisors’ attention.

9. Maintenance Tech 1 is responsible for documenting and filing fire drills, sprinkler testing, kitchen hood cleaning, emergency generator testing, emergency testing, and fire extinguisher service.

Pay starts at $23.00 and is dependent on experience and licenses.

Monday-Friday 9:00 am-6:00 pm

One weekend a month is required.

On-call occasionally when needed.
