Job Description
💰 Pay Range: $30.20 – $36.35
We are seeking a Building Operations Supervisor II to oversee and maintain the daily operations of our community, ensuring a safe, clean, and well-functioning environment for residents and staff. This role is ideal for a skilled professional with strong leadership abilities and expertise in maintenance, repair, and facility management.
Key Responsibilities:
Facility Maintenance: Oversee HVAC, electrical, plumbing, and other building systems, ensuring optimal performance and timely repairs.
Project Management: Coordinate multiple maintenance projects, manage vendor relationships, and ensure quality work.
Equipment & Repairs: Troubleshoot and resolve maintenance issues, identifying solutions or coordinating with the appropriate specialists.
Grounds & Landscaping: Maintain outdoor spaces, ensuring they are well-kept, visually appealing, and safe for residents.
Inventory & Supplies: Manage and maintain necessary supplies and equipment, ensuring the department is well-stocked.
Safety & Preparedness: Implement proactive measures to maintain building safety, including weather-related preparations and emergency response planning.
Unit Readiness: Oversee unit turnovers, ensuring apartments are in excellent condition for new residents.
Budget Management: Assist in developing and maintaining the maintenance budget, ensuring cost-effective operations.
Team Leadership: Supervise and support the maintenance team, fostering a collaborative and efficient work environment.
Versatility: Adapt to various maintenance needs and provide hands-on support as required.

Qualifications
Basic Qualifications & Experience
- High School Diploma or equivalent.
- Minimum of 2 years experience in building maintenance with proven competency in electrical, plumbing, heating and cooling, painting, patching, grounds maintenance, vendor relationships, HVAC etc.
- Experience as a supervisor.
- Must be familiar with tools and equipment relevant to the position.
- Must possess basic math skills and demonstrate proficiency with applicable software applications.
- Must possess excellent communication and customer service skills.
- Must be able to read, write and speak the English language.
- Must possess an MVR in good standing in state operation, with reliable transportation.
Working Conditions / Physical Requirements
- Moderate physical activity required by handling objects up to 100 pounds occasionally and/or up to 60 pounds frequently and/or up to 30 pounds of force constantly.
- Ability to use a variety of hand and power tools necessary to perform mechanical, carpentry, electrical, plumbing and allied building repairs and maintenance work.
- Sits, stands, bends and moves frequently during working hours.
- Exposure to hazardous chemicals, blood borne pathogens possible.
- Is subject to frequent interruptions.
- Interacts with residents, family members and visitors frequently.
