The hiring rate for this position is as follows : Level 1 rate is $31.75 per hour and Level 2 rate is $26.50 per hour. POSITION SUMMARY
The Building Maintenance Mechanic is responsible for general maintenance and repairs of all equipment and services for buildings at The Culinary Institute of America (CIA). This includes but is not limited to; performing general preventative maintenance (PM) work and inspections, clearing drains and grease traps, servicing mechanical equipment, lighting pilot lights for kitchen appliances, responding to radio requests and emergencies, completing electronic work orders as assigned and coordinating work priorities with the Building Maintenance Operations Manager.
ESSENTIAL RESPONSIBILITIES
- Performs a wide variety of work on all structures and systems, both on the campus, and on related infrastructure under the ownership of the CIA off campus.
- Interacts in a positive, professional, and helpful manner with all campus stakeholders, including students, chefs, faculty, staff, outside vendors, and campus guests.
- Conducts repairs, preventive maintenance, and replacements on all systems as required and / or directed (i.e. minor boiler servicing, water testing and treatment, roof patching, filter changes, etc.).
- Monitors, inspects, and trouble-shoots all equipment and systems for designed operation and implements any adjustments, repairs or replacements as required.
- Performs routine facility inspections as required, including : all boilers, mechanical and equipment rooms, roofs, and infrastructure and is proactive about identifying and addressing deficiencies observed.
- Works on various facility components including repairs to door hardware, locks, fire protection systems, (smoke, fire, and sprinkler systems) as required.
- Performs minor aesthetic repairs such as : mopping, painting, spackling, replacing carpet tile or ceiling grid.
- Coordinates and conducts work in a way to minimize disruption to classes and other campus activities.
- Responds to work orders within residence halls, repairing all systems, including plumbing, heating, signage, window blinds and window and door repairs. Sometimes enters while rooms are occupied by students.
- Maintains communication with campus stakeholders including academic persons, such as : faculty, students, RDs, RAs and the residential life office, keeping them and other key stakeholders apprised of status of work orders, emergencies and other communications as needed.
- Completes work orders assigned through an assigned computer or tablet, and properly follows up with work orders that are assigned by their supervisor or as directed by the Help Desk.
- Assists outside contractors and accompany them as needed. Reviews their work to ensure work is being completed safely and professionally.
- Assists with special event set-ups and breakdowns, which may be assigned after normal business hours, including nights and weekends.
- Building Maintenance operates 24 / 7 and in the event of an emergency i.e. natural disaster, power outage, etc., a Building Maintainer will be required to report for duty if deemed essential.
- Any and all other duties as assigned.
