Key Responsibilities:
- Time Management & Professionalism: Efficiently manage time and maintain a professional demeanor at all times.
- Communication: Exhibit good written communication through emails and work order system notes, and strong verbal communication skills.
- Learning & Adaptability: Demonstrate a willingness to learn new skills and adapt to changing work environments.
- Building Operations: Ensure a thorough understanding of all assigned properties, including building operations, preventative maintenance schedules, energy management systems, and equipment status.
- Equipment Maintenance: Maintain the operation of building equipment within design capabilities to achieve proper environmental conditions, optimize performance, and minimize operating costs. Adhere to the preventive maintenance schedule.
- Safety: Be aware of and immediately correct unsafe conditions. Notify the Supervisor of problems beyond the scope of responsibility.
- Property Appearance: Maintain each property's professional appearance in all areas.
- Work Order Management: Manage work and provide status updates through the computerized work order system. Collaborate with the Property Manager and/or Supervisor to resolve problems delaying completion of work orders.
- Troubleshooting & Repairs: Troubleshoot, maintain, and repair all electrical and plumbing systems, basic HVAC equipment issues, and perform basic carpentry and mechanical repairs.
- Tool & Equipment Use: Safely use tools and equipment, including power tools, hand tools, mechanical devices, and measuring devices.
- Vehicle Maintenance: If assigned a company vehicle, maintain it by adhering to the vehicle maintenance schedule for oil changes, cleanings, preventive maintenance, and repairs. Report any accidents, driving, or parking violations to the Supervisor.
- Tool & Equipment Maintenance: Maintain company tools and equipment.
- On-Call Rotation: Be available for on-call rotation based on business needs.
- Confidentiality: Act with discretion and do not discuss confidential information with customers.
- Other Duties: Perform other duties as necessary or assigned.
- Priority Management: Exhibit strong priority management skills.
Qualifications & Skills:
- Strong troubleshooting and problem-solving abilities in electrical, plumbing, HVAC, carpentry, and mechanical systems.
- Proficiency in using a variety of tools and equipment safely and effectively.
- Ability to work independently and prioritize tasks to meet deadlines.
- Familiarity with computerized work order systems is a plus.
- Effective communication and collaboration skills.
- A valid driver's license and clean driving record (if assigned a company vehicle).
- Ability to work on-call as needed.

- At least three years of commercial property maintenance experience, required
