Job Description
- Responsible for tax credit qualification, income recertification, overseeing the Assistant Manager, Leasing Consultants and Maintenance to maximize GPR and NOI.
- Effectively manages the staff and is responsible for including hiring, training, delegating, evaluating, coaching and performance management.
- Consistently provide residents with the highest quality of service and support.
- Handle rent collections and delinquencies timely, posting prompt late notices.
- Approves invoices promptly in Yardi for payment.
- Reviews expenses and assists in the preparation of monthly financial and variance reports.
- Conducts semi-annual apartment inspections with the maintenance staff.
- Conducts weekly inspection of the property, vacant and made ready units and prepares weekly reports to the Regional and/or VP...
- Oversee the internet marketing, phone and email responses and visual site quality/curb appeal for maximum rental desirability..
- Assists the Leasing Consultants in organizing activities for the residents...
- Address and resolves any emergencies that arise.
- Process applications for prospective residents with tthe staff as needed.
- Completely responsible for the property staff - 6-7 co-workers.
- Other duties as assigned by your supervisor or senior management as needed.
Qualifications
- Minimum of three years of property management experience - Required
- Minimum of two years supervisory experience - Required
- Must have HUD & LIHTC experience - Required
- Washington LIHTC experience - Preferred
- Must have excellent computer skills as well as proficiency in the following software programs: Yard, Microsoft Word, Excel, and Outlook.
- Ability to advocate, organize, delegate and problem-solve.
- Very strong written and oral interpersonal and communication skills.
- Strong time management, follow up, administrative and organizational skills.
- Possess an owner's mentality for the physical, human and financial components of the community.
- Ownership of an automobile and a valid driver’s license.
- Ability to work independently, organizes tasks, manage time, and prioritize projects.
Additional Information
Pay: $40 hourly (Less if a housing allowance is required).
Property: Redondo Heights Apartments (334 units)
Schedule: Monday - Friday (8am-5pm)
