Job Description
- Responsible for tax credit qualification, income recertification, overseeing the Assistant Manager, Leasing Consultant and Maintenance to maximize GPR and NOI.
- Consistently provide residents with the highest quality of service and support.
- Handles rent collections and delinquencies, posting prompt late notices when required
- Reviews expenses and assists in the preparation of monthly financial and variance reports.
- Effectively manages Maintenance including hiring, training, delegating, evaluating, coaching and performance management. Same for the office staff.
- Conducts semi-annual apartment inspections with the maintenance staff.
- Conducts weekly inspection of the property, vacant and made ready units and prepares weekly report of the property to the supervisor's guidelines.
- Oversees the marketing and visual site quality.
- Assists the Leasing Consultant in organizing activities for the residents.
- Address and resolves any emergencies that arise.
- Showcase available apartments and processes applications for prospective residents.
- Approves invoices promptly in Yardi for payments.
- Walks the property regularly to inspect for cleanliness and curb appeal.
- Oversees property staff of 5-6 co-workers.
- Other duties as assigned by your supervisor or senior management as needed.
Qualifications
- Minimum of three years of property management experience - Required
- Minimum of two years supervisory experience - Required
- Must have Oregon HUD & LIHTC experience - Required
- Must have excellent computer skills as well as proficiency in the following software programs: Microsoft Word, Excel, and Outlook
- Ability to advocate, organize, problem-solve
- Very strong written and oral interpersonal and communication skills.
- Strong time management, follow up, administrative and organizational skills.
- Ownership of an automobile and a valid driver’s license.
- Ability to work independently, organizes tasks, manage time, and prioritize projects.
Additional Information
Pay: $30 - $31 hourly
Property: Orchard Park (224 units)
Schedule: Monday - Friday (8am-5pm)
