Primary Purpose of Job & Essential Duties / Responsibilities
Primary Purpose of Job
The primary purpose of this position is to provide landscaping, maintenance, repair, and construction for all of the CBS-owned parks and grounds safely and efficiently to ensure the functionality and comfort for the benefit of employees, tenants, and the public.
Grounds Maintenance Worker I - Under close supervision of the Grounds Maintenance Supervisor, an employee in this position performs entry-level duties and responsibilities. Grounds Maintenance Worker I will learn the essentials of parks and grounds landscaping, maintenance, and construction, including safety practices the use of basic tools and equipment in such operations.
Grounds Maintenance Worker II - Under general supervision of the Grounds Maintenance Supervisor, an employee independently performs mid-level duties and responsibilities. This role involves a mix of fieldwork and operational responsibilities.
Grounds Maintenance Worker III - Under general supervision of the Grounds Maintenance Supervisor, an employee in this position performs senior-level responsibilities focused on the operation of specialized tools, some heavy equipment, and the execution of complex maintenance tasks. This employee may also perform other maintenance duties for the Grounds Maintenance Unit based on expertise and as assigned. Responsibilities in this position include performance of Grounds Maintenance Worker I and II duties, as needed.
Essential Duties and Responsibilities
All Grounds Maintenance Workers perform the following duties and responsibilities :
- Communicates regularly during work hours with their supervisor and others as appropriate to keep them fully informed concerning work progress
- Documents all daily work activities in a computerized maintenance management system
- Performs routine landscaping, maintenance, and general upkeep of grounds such as cleaning, planting, mulching, and weeding flower beds, pruning shrubbery and trees, picking up litter and other debris, and watering grass and other landscaping as necessary
- Conducts routine inspections of parks and grounds identifying asset conditions, needs, and safety hazards
- Operates parks and grounds landscape and maintenance power equipment such as chain saws, edgers, weed eaters, push and riding mowers, field painters, snow removal and other equipment as necessary
- Identifies problems related to assigned tasks and recommends solutions to their supervisor or others as the problem arises or is anticipated
- Collaborates with Grounds Maintenance Supervisor to develop and implement a preventative grounds maintenance program and plans to address identified maintenance needs
- Supports construction activities for Public Works and other departments as needed
- Responsible to maintain all safety and quality standards required by federal, state, or local law and as established in department requirements
- Responds promptly to emergency maintenance requests relating to parks and grounds, including emergency response outside of work hours or when on "on-call" status
- Informs Grounds Maintenance Supervisor about inventory of landscaping and maintenance supplies, tools, materials, and system components to maintain appropriate quantities to perform the work
- Assists Grounds Maintenance Supervisor with soliciting quotes and estimates for products and services when assigned
- Performs snow and ice management activities for all CBS infrastructure, as assigned
- Performs other duties as assigned
In addition to the list above, the Grounds Maintenance Worker III is also responsible for the following :
Operates all levels of power tools and equipment as needed to perform the work assignedActs as subject matter expert in the absence of the Grounds Maintenance Supervisor by providing information, directions, and oversight to employees in lower classifications of Grounds Maintenance Worker while in the fieldProvides information and demonstrations concerning how to perform certain work tasks to new employees responsible for grounds maintenanceKnowledge, Skills, & Abilities

Minimum Qualifications
Grounds Maintenance Worker I :
High School Diploma or GED; andValid Alaska driver's license with clean driving record; andExperience in landscaping, construction or maintenance, preferred; andExperience working with basic landscaping, construction, or maintenance tools and equipment, preferred.Note : After twenty-four consecutive months working as a Grounds Maintenance Worker I, an employee will be eligible to move to a Grounds Maintenance Worker II (Grade 8) so long as all licenses and certificates listed below for a Grounds Maintenance Worker I in the "Other Job Requirements or Expectations" have been obtained and the employee has at least two written satisfactory evaluations on record, subject to approval of the Public Works Director.
Grounds Maintenance Worker II :
Two years as a Grounds Maintenance Worker I with Sitka; orThree years of full-time experience in parks and grounds maintenance, construction, or a related fieldValid Alaska Class B commercial driver's license with clean driving record; andEntry-level skills in the operation of heavy equipment (i.e. loaders, graders, excavators, skid-steers, dump trucks, compactors, etc.); andAny equivalent combination of experience, education and training which provides the knowledge, skills and abilities necessary to perform the work.Grounds Maintenance Worker III :
Five years of groundskeeping experience in parks and grounds maintenance with progressive responsibilities; andThree years of experience in heavy equipment operation; andAdvanced skills in operating heavy equipment (i.e. loaders, graders, excavators, skid-steers, dump trucks, compactors, etc.); orAny equivalent combination of experience, education and training which provides the knowledge, skills and abilities necessary to perform the work.Other Job Requirements or Expectations
