Job Summary
GENERAL STATEMENT OF DUTIES: Performs semi-skilled work as an apprentice carpenter, plumber, and electrician in the maintenance and repair of City buildings and systems, performs limited maintenance engineer work, often in assistance to more highly skilled maintenance staff. Assists with minor repairs to HVAC systems, boilers and related equipment; does related work as required.
DISTINGUISHING FEATURES OF THE CLASS: The Facilities Maintenance Technician is differentiated from the Facilities Maintenance Engineer I and II on the basis of skills, certifications, experience and demonstrated ability to perform specified skills. In addition, this class is distinguished by the need for oversight and support from employees with higher skill levels at the journey-level or master-level in facilities maintenance. This class of work is intended to provide an entry level, on-the-job skills development experience that prepares the incumbent for the growing independence and applied knowledge in the field required at the higher levels. The work performed by employees in this series is semi-skilled work involving responsibility for assisting in the efficient and craftsman-like performance related to facilities, building maintenance and HVAC systems in all City facilities. The work is performed under the supervision or direction of a senior member of the Facilities Maintenance staff.
Essential Job Functions
Receives on-the-job instruction and training from senior members of the Facilities Maintenance staff to perform a variety of progressively more difficult electrical, plumbing and mechanical repairs
Attends formal and informal training classes to acquire the skills and knowledge of the trades, including regulations and procedures relative to building and fire codes; and an awareness of safety rules and practices
Makes and repairs bookcases, desks, tables and other office furniture;
Assists with repairs to doors and locks;
Assists with repairs to window frames and replaces window glass and cords;
Repairs light fixtures and replaces light bulbs and ballasts;
Assists with repairs to sinks, toilets, urinals, and minor plumbing problems;
Assists with minor electrical repairs;
Moves and relocates office furnishings;
Operates woodworking machinery under supervision;
Assists with drywall repair and installation, painting, and related building trades work;
Assists with removal and construction of partitions, cuts doorways and hangs doors;
Assists with minor boiler and air conditioning repairs;
Assists with repairs and monitoring of HVAC equipment system controls as needed;
Maintains accurate records related to maintenance and repairs; ? Assists with minor repairs to electrical, plumbing and related systems;
Assists in routine and preventive maintenance of City-owned equipment or facilities in compliance with all regulations and manufacturers’ recommendations;
Enters work tickets into computerized tracking system to identify status and completion of assigned work; and
Performs other related duties as assigned.
Qualifications
REQUIRED KNOWLEDGE, SKILLS AND ABILITIES: Some skill in the proper use, maintenance and safety of power tools such as drills, saws and hand tools; ability to work with computer systems and routine office equipment and software; some knowledge of the common practices, tools, terminology and accident prevention precautions of the carpentry, plumbing and electrical trades; ability to work from plans and specifications and to follow rough sketches and oral instructions; ability to estimate time and materials needed for tasks and projects; ability to operate common woodworking machinery; ability to use hand tools related to plumbing and electrical repairs; basic computer skills required; strong customer service skills; and the ability to develop effective working relationships.
ACCEPTABLE EXPERIENCE AND TRAINING: One year of experience in the building trades to demonstrate mechanical ability and completion of a standard high school or a certified building trades school; or any equivalent combination of experience and training, which provides the required knowledge, skills and abilities.
