What are the responsibilities and job description for the Facilities Technician position at City of Appleton?
This is a skilled position responsible for construction trades work in the construction and repair of City buildings, shelters, swimming pools, park fountains, golf facilities and other City park facilities. The applicant should have a basic knowledge of trades skills in the performance of a variety of tasks of moderate complexity involving public pool operations, plumbing, carpentry, electricity, masonry, painting, welding, etc. Work involves the use of power and hand tools. Work is performed under the general supervision of the Facilities Manager.ESSENTIAL JOB FUNCTIONS
- Responsible for all facets of swimming pool maintenance, repair, and documentation. Performs routine inspections, maintenance, and repairs on aquatic facility and systems.
- Assuring aquatic facilities meet State codes including Agriculture, Trade and Consumer Protection (ATCP) Chapter 76: Safety, Maintenance, and Operations of Public Pools and Water Attractions.
- Performs non-license required maintenance of plumbing systems, to include standard repair pumps, motors, VFDs, leaking fixtures, cleaning obstructed waste lines, and/or performing non-technical modifications to plumbing and water supply systems; assists licensed plumbers, as appropriate.
- Performs journeyman level carpentry work and uses carpentry tools to construct, alter, repair and or install walls, ceilings, windows, doors, roofs, gutters, locks, etc. under the supervision of the carpenter.
- Performs preventive maintenance and makes repairs to heating, ventilation, air conditioning equipment according to instructions such as replacing belts on motors, changing filters and lubrication.
- Monitors and performs replacement of light bulbs and lamps; assists licensed electricians with non-technical repairs as appropriate.
- Applies paint, varnish and stain to all types of building surfaces in order to protect surfaces using appropriate tools and equipment.
- Assists in renovating office areas by demolishing and setting up wall partitions system and furniture, etc.
- Performs general maintenance, custodial, and trash removal tasks as requested.
- Liaisons with consultants, contractors, inspectors, suppliers, and other departments on maintenance and project work.
- Maintains regular punctual and predictable attendance, works overtime and extra hours as required.
- Operates related vehicular equipment for maintaining facilities and grounds.
- Performs confined space entry policies and procedures.
- Provides oversight and guidance to facility summer seasonal.
- Assists with non-facilities maintenance when required, such as vehicle exhaust systems, truck wash, graffiti removal, lifts, appliances, ice machines, paint booths, etc.
- Performs related work as assigned.
- Advises and supports supervisory staff.
Requires considerable experience in the construction, maintenance and repair of buildings, park facilities, and aquatic facilities. Knowledge to be beyond the high school level in the building construction trades or any equivalent combination of experience and training which provides the following knowledge, abilities and skills:
- Required to have knowledge of aquatic facility operations.
- Acquire and maintain Wisconsin certified water attraction operator certification including Aquatic Facility Operator or Certified Pool Operator.
- Understand and follow Wisconsin Agriculture, Trade and Consumer Protection (ATCP) Chapter 76: Safety, Maintenance, and Operations of Public Pools and Water Attractions.
- Knowledge of park, pools, facilities and procedures.
- Considerable knowledge of the tools, methods, and materials used in the building trades such as plumbing, welding, electrical, carpentry, masonry, painting, etc.
- Considerable skill in the use of hand and power tools used in the building construction trades.
- Maintains clean and orderly conditions in all working areas, including shop, vehicle and facility sites.
- Ability to understand and follow oral and written instructions.
- Ability to read and interpret plans and blueprints.
- Ability to operate effectively off-road motorized construction and maintenance equipment including aerial work platforms.
- Ability to work effectively with assigned staff and make decisions under limited supervision.
- Ability to maintain effective working relationships with other employees, volunteers, and to deal effectively with the public in a courteous and tactful manner.
- Knowledge of the applicable safety practices and procedures of the various construction trades.
- Ensures duties are performed in a fiscally responsible manner while observing all safety practices and regulations.
- Ability to perform tasks on a regular basis which require frequent standing, climbing, lifting, reaching, bending, squatting, and carrying.
- Ability to work in confined spaces and meet confined space physical requirements.
- Ability to work in a variety of temperatures, weather and working conditions.
- Possess and maintain a valid Wisconsin Driver's License
