Work Schedule: Monday through Friday, 6:00 a.m. - 2:30 p.m.
Job Summary:
The Facilities Maintenance Support II performs routine cleaning and sanitation of assigned facilities and grounds as well as maintenance duties related to the heating, ventilating and air conditioners systems and other facility related maintenance. Duties include cleaning floors, walls, windows, sidewalks, restrooms, work areas, break areas and public access areas of public buildings. Duties include removal of waste materials and collection of recyclable materials. Duties may include being observant of potential safety and security problems. Additional duties include light mechanical repair, changing of filters and belts, as well as maintaining boilers and related duties.
Scope of Responsibility:
Incumbents follow a daily and weekly routine in performing duties and must be able to work without direct supervision. Work is repetitive and is typically scheduled although must be able to work in flexible environment where breakdowns and emergencies occur.
Performs routine cleaning and sanitation duties
- Uses vacuum cleaners, floor scrubbers, carpet cleaners, polishers, as well as hand cleaning supplies to maintain facilities
- Safely uses cleaning chemicals, some of which may be caustic or may produce toxic gases if improperly mixed with one another
- Removes waste material to dumpsters and recycling to proper collection locations
- Removes snow from sidewalk areas and ensures that ice conditions are treated with salt or sand
- Waters plants inside buildings and in the immediate outdoor areas
- Cleans break areas
- Cleans and maintains supplies in restrooms
Performs routine preventative maintenance duties
- Perform daily checks for leaks, boiler checks, controls checks, and chemical treatment operation
- Perform weekly, bi-monthly, monthly, quarterly and annual duties related to the maintenance and operation of building mechanical and electrical systems including condensate relief, fluid levels, pressures and temperatures, safety valves, filters and belts, sheaves and lubricating zerk fittings, motors and pumps as scheduled.
Performs a regular cleaning and janitorial materials inventory and maintains SDS books in all appropriate locations.
- May order department supplies in order to maintain a working inventory. Receives janitorial supplies and stores them in designated areas
Observes people or conditions that may present a threat to safety and security and reports them to the proper authorities.
- Observes burnt out lights and either repairs them or reports them to maintenance staff for correction
- Observes unattended packages left in the facility and calls for assistance if there is a possibility of a hazard
- Monitors heating, ventilation and air conditioning systems as directed, and calls trained maintenance staff to address out-of-order conditions
Performs additional facilities duties of a less routine nature
- Paints walls in assigned areas
- Replaces light bulbs or light switches, following basic safety practices for use of ladders and exposure to electricity
- Moves office partitions and furnishings or assists others with moves
- Repairs faucets and valves
- Cleans air filters and checks v-belts in HVAC equipment
- May set up tables and chairs for events and return them to their normal locations afterwards
- May set up AV equipment and secure it following use
May provide routine responses to the public on basic questions such as directions
Performs other duties as assigned.
Required Qualifications and Skills:- High school diploma or GED
- Two (2) years facility maintenance and custodial experience, or equivalent
- Possession of a Low Pressure Boiler License or must be obtained within three (3) months of employment
- Must have the ability to answer basic questions from the public in a courteous manner
- Must have a valid Montana driver’s license or must be obtained within thirty (30) days of employment
- Must have knowledge of basic computer skills to use systems related to HVAC and be able to utilize email and the Internet
- Must be able to pass a pre-employment drug test, driver’s record check and a State and Federal criminal background check
Work is mainly indoors with some exposure to outside areas for various maintenance duties. Frequent moderate physical effort involving lifting 5 - 25 pounds is required. Intermittent (less than 15% of the time) lifting of amounts over 60 pounds may be required. Work requires limited attention to detail or deadlines between 45% and 70% of the time. Work includes frequent exposure to at least one disagreeable element, such as dirt, waste material or odors. There may be intermittent exposure (less than 15% of the time) to intensely disagreeable elements.
