Definition / General Purpose :
Under the general direction of the Grounds Superintendent, the Maintenance Technician assists in the planning and organizing of work activities and provides general maintenance support for City buildings and facilities. Assists with ensuring scheduled maintenance is completed and coordinates projects with the Grounds Superintendent. This position trouble shoots and performs minor electrical repairs such as resetting breakers, replacing light bulbs, minor plumbing repairs such as leaking valves, unstopping drains, etc. General carpentry such as changing locks on doorknobs, hanging doors, repairing sheetrock, painting and other miscellaneous repairs as required.
SUPERVISION RECEIVED AND EXERCISED :
Works under the general supervision of the Grounds Superintendent.
Essential Duties and Responsibilities :
Resolves repair issues and completes all maintenance activities in a timely and cost-effective manner, according to industry standards, relevant to manufacturer's specifications and in a safe manner.
Ensure received work orders are completed in a timely manner and maintain records and reports as required.
Manages building access; repairs and replaces building access hardware, door hardware and doors; cuts keys for buildings and office doors.
Perform various carpentry duties such as framing, sheetrock repair, painting, staining, hanging doors, windows, changing door and cabinet hardware, and building shelves.
Coordinates with contractors and building managers to plan and complete projects for various needs
Perform minor plumbing repairs such as small leaks, change fixtures, and unclog drains.
Perform general electrical repairs such as changing light bulbs and ballasts, reset breakers.
Maintain electrical light bulbs inventory and replace when needed.
May be required to assist in the setup, teardown, and cleanup for special events and meetings.
Transports materials between job sites including furniture, appliances, building materials, etc.
Performs miscellaneous office repairs; relocates office furniture and assembles new furniture;
May occasionally be required to work on-call, evenings or weekends.
Responsible for the service and maintenance of assigned vehicle and equipment as appropriate.
Adapts to change; is open to new ideas; takes on new responsibilities; handles pressure, adjusts plans to meet changing needs.
Constructs cement forms and pours concrete.
Completes daily reports on completed tasks and annual reports on projects that need to be completed or addressed.
The employee must have the ability to work well with others and have a good / pleasant attitude.
Ability to effectively communicate and work with citizens who may have complaints on services provided.
Must be able to follow directions.
Regular and timely attendance is an essential job function.
Perform related duties as assigned.
PERIPHERAL DUTIES :
Assists in the training and supervision of lower level employees or volunteers.
Assist in other departmental operations when needed.
Other Duties as assigned.
Desired Minimum Qualifications :
Education and Experience :
High school diploma or GED equivalent
A minimum of two (2) years' experience in building maintenance is required, including experience in electrical, plumbing, carpentry, and HVAC.
Landscaping, construction, maintenance, concrete and utilization of heavy equipment or welding.
SPECIAL REQUIREMENTS :
Valid state driver's license or ability to obtain one.
After hours work sometimes required as assigned and largely related to special events.
Be a self-starter and show initiative
Knowledge, Skills and Abilities :
Knowledge of construction, maintenance, upgrade and improvement techniques for building facilities;
Knowledge of basic plumbing, HVAC, electrical, painting, carpentry, masonry and the tools required;
Knowledge of methods, materials, tools and equipment required in plumbing, electrical, painting, carpentry, masonry, HVAC, and associated systems;
General knowledge of building materials and supplies;
Knowledge of safety practices and hazards standard to work area;
Ability to troubleshoot problems and develop a plan of action;
Ability to use and maintain a variety of power and hand tools;
Ability to work without supervision and complete tasks in a timely manner;
Ability establish and to maintain effective working relationships with coworkers and other departments;
Ability to communicate clearly and concisely, both orally and in writing;
Ability to maintain records and prepare comprehensive reports.
Selection Guidelines :
Formal application, rating of education and experience; oral interview and reference check; job related tests may be required.
Tools and Equipment Used :
Pickup truck, gators; HVAC material to include filters, motors, lines, voltage regulation; lawn / turf and landscaping equipment, including tractors, mowers, acidifiers / aeration equipment , chain saw, edger's, backflows, weed trimmers, trailers, backhoe, electric motors, pumps, sprinklers, irrigation systems; miscellaneous hand and power tools for lawn maintenance.

While performing the duties of this job, the employee regularly works near moving mechanical parts and in outside weather conditions in all City related facilities to include the Golf Course. The employee is frequently exposed to wet and / or humid conditions. The employee is occasionally exposed to unsafe and unhealthy building conditions and poisonous snakes, insects and spiders. Employee works with and around Power tools, motor / landscaping equipment, construction equipment, toxic fumes, and weather.
The noise level in the work environment is usually loud.
