The Superintendent-Facilities plans, organizes, schedules, directs and controls the activities, personnel, equipment and resources responsible for the maintenance, repair and renovation of City facilities.

The Superintendent-Facilities plans, organizes, schedules, directs and controls the activities, personnel, equipment and resources responsible for the maintenance, repair and renovation of City facilities.

Essential Functions

1 Provides overall direction and supervision for facility maintenance; plans, directs and coordinates project design, estimation and construction for facility maintenance, repair and renovation; evaluates operational performance, reviews work methods and procedures, and coordinates activities and communications to include problem identification, interpersonal collaboration, innovative problem resolution and integrated completion of projects.

2 Inspires, motivates, and guides others toward goal accomplishments; develops and maintains cooperative working relationships; develops leadership in others through coaching, mentoring, rewarding, and guiding employees.

3 Carries out supervisory responsibility in accordance with City policies, procedures and applicable; manages all interviewing, hiring and training, and planning, assigning, and directing work; provides performance feedback, disciplinary actions, and promotions.

4 Directs and oversees the department’s safety program; ensures that training, communications, and policies are presented and adhered to by all department employees.

5 Ensures compliance of operational and project contracts for facility maintenance including construction, services and purchases; acts as a liaison between building tenants; coordinates and works with stakeholders for building operations and projects.

6 Develops annual work plans, department goals and annual budget; executes approval for budgets and exercises control over the expenditure of funds. Develops and implements methods to execute equipment and materials; prepares bid specifications and purchase orders for supplies, equipment, and materials.

7 Establishes departmental organization, policies, procedures and overall work priorities to accomplish department goals and objectives; monitors and maintains records of facility maintenance, repair, and renovations.

8 Develops, coordinates and implements City programs for building operations, grounds and facility maintenance, procurement, and project oversight.

9 Prepares periodic written and verbal reports to indicate progress and status of work; provides informational presentations to City council, department heads, and other groups as necessary.

10 Performs any and all other work as needed or assigned.

Knowledge And Skills

1 Knowledge of administrative principles and practices of construction management.

2 Knowledge of HVAC systems, plumbing, carpentry, electrical and other general contractor items.

3 Knowledge of record keeping, report preparation, filing methods and records management.

4 Knowledge of purchasing practices, contract specifications and management.

5 Ability to oversee construction for various projects.

6 Ability to perform project management and oversight.

7 Ability to organize work, set priorities, meet deadlines, and follow up on issues.

8 Ability to direct and oversee staff performing various different tasks on projects.

9 Ability to monitor and implement budget and contract specifications.

10 Ability to plan, assign, and direct staff.

11 Ability to monitor safety and security.

12 Communicating effectively both verbally and in writing.

13 Establishing and maintaining effective working relationships.

Minimum Qualifications

EDUCATION

  • Bachelor's degree in Business, Public Administration, Construction Management, Engineering, or Architecture fields.

Experience

  • Five (5) years of experience in facilities management, building trades or building maintenance

AND

  • Two (2) years of supervisory/management responsibilities (This experience may be included in the required experience listed above).

Equivalencies

  • High school diploma or GED plus nine (9) years of the required experience including two (2) years of the stated supervisory/management experience will meet the education and experience requirements.
  • An associate degree in any field plus seven (7) years of the required experience including two (2) years of the stated supervisory/management experience will meet the education and experience requirements.
  • A bachelor's degree or higher in a non-specified field plus seven (7) years of the required experience including two (2) years of the stated supervisory/management experience will meet the education and experience requirements.
  • A master's degree or higher in a specified field plus three (3) years of the required experience including two (2) years of the stated supervisory/management experience will meet the education and experience requirements.

License

  • Valid driver's license with good driving record

Salary Range

$93,914.91 - $117,393.63

The salary listed on this job posting is the starting salary range; amount offered will depend upon qualifications.
