This is a safety/security sensitive position for purposes of the Arkansas Medical Marijuana Amendment and is subject to random drug and alcohol screening.
ESSENTIAL DUTIES AND RESPONSIBILITIES: Note: All City of Fayetteville positions require employees to provide good customer service to both internal and external customers, maintain positive and effective working relationships with other City employees (especially members of their own team), and have regular and reliable attendance that is non-disruptive. Other essential duties of this position include the following:
1. Perform regular preventive maintenance on HVAC equipment, including cleaning, inspection, and testing of systems to ensure optimal performance.
2. Perform standard preventative maintenance tasks of various pieces of equipment in accordance with manufacturer’s standards, including filter changes, lubrication of bearings and related, inspect/tighten electrical connections, checking refrigerant pressures on all equipment 25 tons or less, inches of water column tests on all forced air gas fired heating units, test and inspect steam traps, etc.
3. Control HVAC systems at building sites, monitor and operate automated building control and energy management systems. Program, troubleshoot, and repair direct digital controls and chilled water valves.
4. Identify, evaluate and make recommendations related to equipment condition in order to prevent and/or minimize equipment failures and down time.
5. Design preventative maintenance (PM) schedules and conduct regular inspections of HVAC equipment and oversee PM contracts. Establish schedule, inspect completed work, and process payments.
6. Create and maintain comprehensive preventative maintenance logs and prepare reports.
7. Complete minor equipment adjustments and repair, including but not limited to belt replacement/adjustment, alignment and set screw adjustment, chilled water and heating coil cleaning, evaporator and condensing coil cleaning on equipment 25 tons or less, maintain and treat condensate pans and lines.
8. Ensure that all installations and repairs comply with safety standards, manufacturer specifications, and regulatory requirements.
9. Maintain accurate records of all maintenance, repairs, and parts used, as well as any system adjustments made within the Building Management Systems (BMS).
10. Maintain current knowledge of HVAC systems, BMS technology, and relevant industry practices.

2. Working knowledge in elements of building systems, including pumps, electric motors, and building automation systems controls.
3. Must currently be a licensed HVAC technician. Must possess a Class B HVAC license from the State of Arkansas within six months of hire.
4. Must possess a valid driver’s license.
5. Must successfully pass criminal background check, including but not limited to convictions, guilty pleas, or no contest pleas to violent offenses, theft offenses and any offense under A.C.A. 21-15-103. Must be Criminal Justice Information Systems (CJIS) certified within 30 days of hire.
6. Effectively communicate with others orally and in writing.
7. Must be proficient in the use of computer utilizing word processing and spreadsheet applications and related software programs. Must be able to effectively operate standard office equipment.
8. Ability to apply concepts of basic algebra and geometry in calculating circumference, area, volume, etc.
9. While performing the functions of this job, the employee is regularly required to talk and hear for safety reasons or to operate specific equipment. The employee regularly is required to stand, walk, and sit; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl. The employee must frequently lift and/or move up to 50 pounds.
10. While performing the functions of this job, the employee is regularly exposed to moving mechanical parts; high precarious places, fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; risk of electrical shock and risk of vibration. The noise level in the work environment is occasionally loud.
