The Building Combination Inspector performs inspections of residential, and commercial buildings to ensure compliance with Federal, State and City-adopted building codes which includes building, plumbing, electrical, and mechanical systems. This role involves reviewing construction documents, conducting site inspections, and addressing code violations. The Inspector collaborates with construction professionals and provides clear guidance on code requirements.
A DAY IN THE LIFE:
Inspection and Compliance:
- Conduct inspections of residential, commercial, and industrial buildings throughout all construction phases to verify compliance with applicable codes, including International Code Council model codes.
- Review construction documents for completeness and adherence to City regulations.
- Assist Code Enforcement office in review of complaints and/or conditions violating building code or work without permit investigations; conduct follow-up inspections to check and verify that conditions have been permitted and completed.
- Assist the Fire Department with inspections and investigations related to fire damage or other disasters, determining safety compliance and recommending necessary actions.
- Ensure job site safety, check for right-of-way obstructions, and prevent debris from being discharged onto city streets.
Consultation and Communication:
- Consult with design professionals, developers, owners, and contractors to clarify information about City requirements for construction, alterations, repairs, or demolitions.
- Address citizen, contractor, and staff concerns about potential code violations, including issuing notices of violation and consulting with the Prosecutor's Office on legal actions.
- Communicate effectively with property owners, construction contractors, and the public, both orally and in writing.
Documentation and Record Keeping:
- Use departmental software to manage plan review reports, inspection records, and code violation cases, and prepare correspondence and compliance notices.
- Maintain accurate records of inspection reports, code violations, and other relevant documentation for potential legal actions.
WHAT YOU'LL NEED FOR SUCCESS:
- Education/Experience: High school diploma or GED with a minimum of five (5) years of experience in building construction inspection and/or code enforcement experience; or Associate degree in Architecture, Construction Science, or other closely related field with a minimum of two (2) years of experience in building construction, building construction inspection and/or code enforcement.
- Certifications/Licenses: Within 24 months of employment, must possess and maintain ICC Commercial Building Inspector Certification and ICC Commercial Mechanical, Plumbing or Electrical Inspector Certifications. Other types of professional licenses or certifications demonstrating proficiency in a the building codes may be reviewed for equivalency.
