The Property Appraisers Office actively seeking two (2) Commercial Property Appraisers.

This position reports to the Commercial Group Manager and is responsible for performing appraisals of commercial properties and appraisal related work on difficult and complex properties, improved or vacant, by utilizing the income, cost and market approaches to value and in accordance with F.S. 193.011.

- Completes appraisals using prescribed methods for assigned functionality or geographic area.
- Defends assessed values before the Value Adjustment Board and in court proceedings.
- Provides support to taxpayers and representatives.
- Verifies sales information, receive fee appraisals, income data, and inspect condition of improvements; this aspect generally involves interaction with Real estate agents, property managers and owners.
- Provides additional explanation to the Department of Revenue for error and insolvency letters submitted.
- Gathers information from Government Agencies regarding the legally permissible uses of real property.
- Interfaces with other Divisions to transmit information, and ensure organizational goals are being met.
- Demonstrates competence in appraising commercial properties (improved or vacant) to include reading legal descriptions, analyzing sales transactions, leases, rent rolls, ground leases, profit & loss statements, determining highest and best use, developing and analyzing appropriate units of comparison, and grouping homogeneous properties into neighborhoods.
- Deals tactfully and courteously with the general public, explaining appraisal methods and procedures clearly and concisely.
- Communicates orally and writing effectively to explain appraisal methods and procedures clearly and concisely. Produces professional correspondence.
- Utilizes CAMA system, Windows, Word, Excel, Access, GIS and MLS.
- Previous experience in commercial real estate appraisal required.
- Ideal candidate would be proficient in Microsoft Excel and/or Microsoft Access.
- Successful applications of mass appraisal techniques and process.
