Description

The City of La Crosse is accepting applications for a full-time Maintenance Technician to join the team at the La Crosse Center. The La Crosse Center is the City's premier convention site and entertainment destination which provides for concerts, conventions, trade shows, entertainment, and sporting events.

The purpose of this position is to perform preventive maintenance for mechanical systems and building, carpentry, and minor plumbing, and electrical repairs. Incumbent will inspect and monitor the building for equipment malfunctions, maintenance, and repair needs; monitor facility heating, air conditioning and ventilation systems for operating status and potential malfunctions; perform preventative maintenance on all mechanical systems and equipment; conduct diagnostics and testing; perform plumbing and electrical repairs; and direct casual staff.

Requirements : High school diploma or equivalent, vocational / technical training HVAC, plumbing, electrical and building construction, three years general building maintenance experience, or any combination of education and experience which provides equivalent knowledge, skills, and abilities. A valid motor vehicle operator's license required.

Starting wage for this non-exempt position ranges from $26.76 to $30.66 per hour (80hrs bi-weekly), depending on qualifications.

Purpose of Position

The purpose of this position is to perform preventive maintenance for mechanical systems and building, carpentry, and minor plumbing, and electrical repairs. The work is performed under the supervision of the Operations Manager.

Essential Duties and Responsibilities

The following duties are normal for this position. These are not to be construed as exclusive or all-inclusive. Other duties may be required and assigned.

Inspects building for equipment malfunctions, maintenance and repair needs.

Monitors facility heating, air conditioning and ventilation systems for operating status and potential malfunctions. Takes appropriate corrective actions.

Performs preventative maintenance on all mechanical systems and equipment, including lubricates moving parts, checks bearings for wear / changes bearings, shives and coil cleaning, changes filters and belts, adjusts chemical feed mechanisms, adjusts thermostats, conducts boiler and cooling tower tests. Maintains generator. Changes oil.

Conducts diagnostics and testing of refrigeration equipment including coolers, freezers and ice making machines. Conducts diagnostics on electrical dimming panels.

Prepares monthly journals. Tests and documents fire procedures and generators.

Monitors equipment operating condition including forklifts, power sweeper, pallet jacks, floor scrubbers, vacuums, vehicles and power tools.

Performs visual surface inspection of underground fuel tank. Maintains and submits records of readings.

Performs plumbing and electrical repairs. Replaces fixtures and system components. Performs special application wiring for events. Reroutes water pipe system as needed.

Repairs furniture, garage doors and other building components and items.

Monitors plumbing, heating and electrical supply inventory.

Directs casual staff. Assigns and reviews work.

Maintains regular and predictable on-site attendance.

Additional Tasks and Responsibilities

While the following tasks are necessary for the work of the unit, they are not an essential part of the purpose of this position and may also be performed by other unit members.

Assists in setting up seating and exhibitions.

Performs janitorial tasks as needed. Mop, strips and wax floors.

Plows snow and removes ice from walkways.

Lays carpet.

Mows grass, maintains flower beds, trims trees and bushes.

Ships and receives parcels and other items.

May perform occasional welding, soldering and brazing duties for minor repairs as needed.

Minimum Training and Experience Required to Perform Essential Job Functions

High school diploma or equivalent, vocational / technical training HVAC, plumbing, electrical and building construction, three years general building maintenance experience, or any combination of education and experience that provides equivalent knowledge, skills and abilities. A valid motor vehicle operator's license required.

Ability to utilize a wide variety of descriptive data and information such as equipment test reports, maintenance schedules, maintenance logs, vehicle maintenance records, equipment repair and maintenance manuals, diagrams / schematics, blueprints, architectural drawings, policies, procedures, correspondence and general operating manuals.

Ability to communicate orally and in writing with Center staff, customers, clients, skilled trades persons, vendors and utility company representatives.

Mathematical Ability

Ability to calculate percentages, fractions, decimals, volumes, ratios, present values and spatial relationships. Ability to interpret basic descriptive statistical reports.

Judgment and Situational Reasoning Ability

Ability to use functional reasoning and common sense in performing influence functions such as supervising, instructing and directing.

Ability to exercise the judgment, decisiveness and creativity in situations involving a variety of generally pre-defined duties which may be subject to frequent change.

Physical Requirements

Ability to operate equipment and machinery requiring complex and rapid adjustments, such as motor vehicles, forklifts, air lifts, a wide variety of power tools, mechanic's tools, janitorial tools, carpenter's tools, electrician's tools, plumber's tools, snowblowers, generators, HVAC controls, mowers, saws, gardening tools, concrete finishing tools, etc. Ability to repair complex equipment.

Ability to coordinate eyes, hands, feet and limbs in performing movements requiring skill and training, such as assembling.

Ability to exert moderately physically demanding work, typically involving some combination of climbing and balancing, stooping, kneeling, crouching, crawling, lifting, carrying, pushing, and pulling. Ability to sustain prolonged visual concentration.

Ability to recognize and identify degrees of similarities or differences between characteristics of colors, shapes, sounds, odors and textures associated with job-related objects, materials and tasks.

Environmental Adaptability

Ability to work under conditions which require exposure to environmental factors such as temperature variations and extremes, odors, toxic agents, noise, vibrations, machinery, traffic hazards, wetness, disease and / or dust. This exposure may cause some discomfort and presents a risk of injury.
