ESSENTIAL DUTIES AND RESPONSIBILITIES :

  • Coordinates and oversees the efforts of contractors engaged in maintenance and repair work at assigned locations
  • Examines buildings and fixtures and makes recommendations for preventive maintenance, repairs, and renovations
  • Reviews vendor / contractor invoices for accuracy and maintains records and warranties for work performed and equipment / supplies purchased
  • Assists with the preparation of operational and capital budget estimates for renovation and maintenance projects at assigned locations
  • Solicits and evaluates quotes from vendors and assists in bid package preparation for repairs, renovations, and services
  • Responds to service requests courteously; resolves complaints in an efficient and timely manner; tracks and records work order status
  • Functions as a crew leader over employees working closely with a variety of vendors / contractors and provides guidance and direction to skilled and unskilled personnel
  • Participates in ordering supplies, equipment, and materials
  • Assists with the preparation of budget estimates for renovation and maintenance projects
  • FACILITIES MANAGEMENT

  • Troubleshoots mechanical, electrical, and structural problems; performs related maintenance, repair, and modifications
  • Tracks the occurrence of life / safety inspections and ensures that they are performed regularly

    EMERGENCY RESPONSE STATUS : As a condition of employment, City of Largo employees will be required to work as directed during an undeclared and / or a declared emergency. All employees are subject to recall around the clock for emergency response operations, which may require irregular work hours, work at locations other than the normal work location, and may include duties other than those specified in the official job description.

    MINIMUM QUALIFICATIONS

    Education and Experience :

  • High school diploma or general education diploma (GED) and five (5) years of directly related experience in installation or maintenance of at least one specified trade such as HVAC, electrical, plumbing, mechanical, carpentry, playground safety and maintenance, etc., including three (3) years of experience in the repair and maintenance of commercial or government buildings or under a general contractor
  • An additional 4-5 years of experience in carpentry trades work is necessary due to no journeyman certification in Pinellas County
  • FACILITIES MANAGEMENT

  • Completion of trade school or apprenticeship training in at least one assigned trade area
  • A valid journeyman or contractor's license for at least one specified trade, such as HVAC, electrical, plumbing, or mechanical
  • Knowledge, Skills, and Abilities :

  • Skilled in maintenance and repair of systems within at least one assigned trade area, such as HVAC, electrical, plumbing, mechanical, carpentry, playground safety and maintenance, etc., with reasonable proficiency in several other trades
  • Thorough knowledge of :
  • basic methods, materials, and tools used in the building and maintenance trades

  • troubleshooting and repairing systems within at least one specified trade area, such as HVAC, electrical, plumbing, mechanical, carpentry, playground safety and maintenance, etc.
  • Ability to :
  • perform mathematical calculations and accurately estimate labor and material costs for repair, remodeling, and maintenance projects

  • coordinate the efforts of vendors / contractors and ensure that work is carried out in an organized and logical manner
  • detect equipment damage and malfunctions
  • speak and write clearly and can easily be understood
  • establish and maintain effective working relationships with employees and the public
  • WORK ENVIRONMENT & PHYSICAL REQUIREMENTS

    Work Environment :

    FACILITIES MANAGEMENT

    50% inside a climate-controlled building and 50% outside, which may include driving.

    RECREATION, PARKS, & ARTS

    80% outside, including driving, and 20% inside a climate-controlled building.

    Physical Requirements : The essential functions of the job require sitting for approximately one (1) hour per day, standing for approximately five (5) hours per day, and walking for approximately two (2) hours per day. The work requires frequent bending / stooping, climbing, crawling, fine manipulations, grasping, kneeling, pulling, pushing, reaching, repetitive motion, lifting / carrying objects weighing up to 15 pounds, occasionally lifting / carrying objects weighing 15 to 44 pounds, and on rare occasions lifting / carrying objects weighing 45 pounds and over.

    Sensory Requirements : Hearing : Ability to hear normal motor operation, alarms, bells, and a / c mechanical operation. Speaking : Ability to communicate orally with others in person and on the phone. Seeing : Ability to see and read computer monitor screens, detect color coding, and operate vehicles.

    Driving Requirements : Requires occasional driving and possession of a valid Florida Driver's License.

    Technology : The work requires the ability to operate telephones, smartphones, tablets, photocopiers, printers, desktop and laptop computers, calculators, and all associated software. It also requires proficiency with computer hardware and software programs, including word processing, spreadsheet and database applications, internet applications, and database management.

    Other Machines : The work requires the ability to operate the following machines : vehicles and light trucks.

    Tools : The work requires proficiency with drills, saws, and furniture tools.
