JOB SUMMARY:
This position is responsible for the maintenance, servicing and associated contract work performed in city buildings. The incumbent is responsible for ensuring that a clean and safe workplace is maintained by planning and implementing custodial, maintenance and other building services activities. Oversees contracts and services provided related to city buildings and grounds. This position reports to the Assistant City Manager.
JOB DUTIES AND RESPONSIBILITIES:
Develops, organizes, and oversees the day-to-day maintenance needs in city buildings to include custodial services, maintenance of building systems, landscaping services, recycling services, and other services necessary to maintain city buildings.
Manages outside contracts, contracted projects and renovations which include evaluating contractor effectiveness and reviewing and approving activities.
Plans and manage short- and long-term goals and objectives which include evaluating requirements of facilities regarding HVAC, plumbing, electrical, and general carpentry.
Prepares budget recommendations and manages budgetary spending for areas of assignment.
Inspects facilities for safety compliance, cleanliness and comfort, and repairs/reports areas of concern. Ensures buildings and grounds are properly maintained and groomed, including the city park and splash pad.
Performs basic maintenance tasks such as painting, repairing plumbing leaks, replacing windows, light electrical and HVAC servicing.
Interacts with vendors and managing contractors, include detailing work to be completed, overseeing contractor’s work, deciding when to deliver materials, and ensuring contractors understand the conditions and standards required.
Supervises Part-Time facilities technician in performing various building maintenance duties.
Responsible for ensuring restrooms are cleaned and restocked with supplies, trash is collected, floors and windows are kept clean in all city buildings and the park.
Assists with setting up meetings and special events held in city facilities or the park.
Coordinates multi-building recycling program.
Maintains and cleans equipment and supplies used.
Keeps inventory of maintenance supplies and equipment; reorders and picks up supplies when needed.
Assists with hanging and removing holiday lights and decorations.
Inspects and maintains structures in the park to include pavilions, playground equipment, and splash pad. Ensure all structures and equipment are clean and in good working order.
Completes applicable logs, forms, etc. Keeps track of receipts for supplies/equipment purchased. Codes invoices for payment and submits through departmental approval process for payment.
Receives phone calls from contractors or citizens and assists with questions and concerns and provides additional support when necessary.
This position may require 24-hour on call assignment, overtime, occasionally working weekends and/or holidays.
Performs other duties of a similar nature as assigned.
Qualifications
MINIMUM QUALIFICATIONS: Associate’s degree in construction management or related field. Minimum of four years’ experience in building services and maintenance, construction or trades, or equivalent combination of education, experience and training to perform the essential duties of the position. Incumbent must have excellent organizational skills, communication skills, and basic computer skills.
Special Requirements
LICENSING REQUIREMENTS: - Valid Georgia Driver’s License - Certified Pool Operator Certificate issued by the state of Georgia within 1 year of employment. - Licensed in HVAC, plumbing, or electrical work preferred.

Medium Work: Exerting up to 50 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects. Incumbents may be subject to fumes, odors, dust, gases, chemicals, oils, inadequate lighting, extreme temperatures. This position may require 24-hour on call assignment, overtime, occasionally working weekends and/or holidays.
