CLASS CHARACTERISTICS: Building Maintenance Workers perform semi-skilled and unskilled work under supervision.
SELECTION PROCESS: As authorized by City policy, applicants being considered for hire in this position are subject to fingerprinting for purposes of investigating criminal history background, as part of the employment screening process. Appointment is subject to successful completion of a pre-employment medical examination (based upon job-related physical standards) by a City-designated physician.
Failure in any one part of the examination or selection processes will disqualify a candidate from further consideration.
The following duties are typical of this classification. Incumbents may not perform all of the duties and/or may be required to perform specific additional or different duties from those set forth below to address business needs and changing business practices.
Assists in the construction, maintenance and repair of public buildings and facilities; lifts and move heavy objects; performs other manual labor necessary to the completion of jobs; assists trades workers by performing unskilled tasks; cleans, maintains, and stores tools used on the job; performs a wide variety of semi-skilled work in the maintenance of mechanical and electrical equipment; assists in regular inspections, making necessary preventive maintenance adjustments; assists in lubrication of equipment to keep equipment in good working condition; operates light equipment, such as trucks and compressors; learns to perform routine carpentry, painting, masonry and electrical work on buildings, including roof and floor repairs.

EDUCATION AND EXPERIENCE:
Building Maintenance Worker: One (1) year of experience in general maintenance and/or construction. Additional experience in a construction trade is desirable.

LICENSE REQUIRED: Possession of a valid and appropriate California Driver's License.
KNOWLEDGE OF:
- Safety precautions, practices, and procedures
- Basic math
- Simple record keeping management
- Basic methods, materials, tools and equipment used in maintenance work.
ABILITY TO:
- Read and write at the level required for successful job performance
- Learn to use and properly maintain assigned tools and equipment; learn to perform semi-skilled maintenance, repair and construction work
- Operate personal computer (PC) and use associated software programs
- Tabulate and fill in appropriate work order documentation
- Operate a vehicle observing legal and defensive driving practices
- Understand and carry out oral and written instructions
- Understand and utilize material safety data sheet (MSDS).

Occasional standing, walking, sitting, bending, stooping, crouching, crawling, kneeling, pushing, pulling, twisting at the waist, handling, gripping grasping, climbing stairs and ladders, reaching at, above and below shoulder level, extension of neck upward, downward and side to side. On rare occasion, climbs scaffolding, engages in fingering and typing. Vision: Visual acuity which can be corrected sufficiently to perform the essential functions of the position; average depth perception needed. ENVIRONMENTAL CONDITIONS: Work is performed both indoors and outdoors. Occasionally works around machinery and uses a computer. Occasional exposure to dust, fumes, gases and odors, excessive noises, solvents, grease or oil, slippery or uneven walking surfaces, flames or smoke. On rare occasion exposed to extreme temperatures, electrical energy. Works both alone and with others.
SPECIAL REQUIREMENTS: Employees in this classification may be required to work evenings, weekends and be called back for emergencies.
Employees in this classification may be required to utilize respirators in the course of their job duties or under emergency circumstances, and thus must be in compliance with General Industry Safety Order 5144. Employees shall not wear beards, mustaches, sideburns, facial hair or other conditions in such a manner that may prevent or interfere with establishing and maintaining a proper seal of the respirator face-mask. This requirement is implemented in order to insure the safety and health of the employee.
